Coach or Referee

When selling or buying a home, would you like to have your real estate professional act as a referee of the transaction, or as your coach? Lets explore that a little.

In Colorado, real estate professionals ca act as Agents(for our discussion "Coach") and Transaction Brokers(referees)

Transaction Brokers can work dilegently on behalf of the transaction, Making sure that all parties are treated fairly and that the transaction proceeds properly. The TB may not offer advice to any parties in a transaction that are not offered to all parties. The Ref can blow the whistle if someone plays contrary to the rule but no encouragement.

Agents can ethically work as advocates, Coaches. Agents can offer opinion, only to their client, work to get the best possible deal for their client. Advise, offer opinion based on experience and help under the direction of their client to further the transaction.

Sellers market in Fort Collins!!

What! A sellers market in "This Economy". Well if you have a well cared for home that has a market value under $250k in Fort Collins, you have a very desirable home right now. Currently sellers are receiving multiple offers in the first week, on well priced and marketed homes. Homeowners should not listen to the national stories, instead they need to speak with the local professionals.

There are so many buyers in the market right now, and the inventory of homes available is very low. Home buyers are looking to take advantage of the first time home buyers tax credit and the historically low interest rates. The $8000.00 Tax credit offered to qualifying first-time buyers is really pushing the market along.

To summarize, consult with your local professional. You may be pleasantly surprised that your home is much more marketable than you think.

Assistant Needed

Matt Evans and I need some Help. We have decided that we need an administrative assistant. We have been getting the word out around town but this week we decided to go Craigslist.

Today i put out an add that looked something like this:

Real Estate Professionals looking for Administrative assistant. Duties to include updating of contacts database, management of lead generation systems, organizing contract files, Basic template website updating, data entry of new listings, updating current listings, Creation and implementation of blogs important, and some video posting and performing searches for buyers.

Part-time, hours flexible, pay is hourly based and negotiable. Goals and deadlines to be established. Work location near CSU. Real estate license not required, but would be a plus.

Part time hourly.

I received 34 inquiries in less than 10 hours. Most could do the job. But so far the top 15 made the cut.

It is great to have so many choices.

On another note. There are alot of folks looking for work. We have enough business that we are not effective without help. So we will create a stimulus package for some one who wants to work.

Relocating to Fort Collins, attending CSU

Several weeks ago I helped a young lady find a home here in Fort Collins. This week I checked in to see how things were, following her transaction. I also asked if she was willing to write a brief testimonial if she was comfortable with that.

This is what She sent:

I recently used David Timm to help me buy my first home. I am currently living in North Carolina and am moving to the Fort Collins area in the next few months to attend the veterinary school. I first chose David because unlike many of the other agents he provided me a much more refined and thought out list of homes that most accurately fit the needs and characteristics of the home I was looking for.

Upon arriving in Fort Collins, David was great not to rush me around, even though I was very excited, but gave me time to see the town and the areas in which I was looking for homes. Since I was so new to the area David also took the time to show me some of the highlights of Fort Collins even this was well above and beyond his job requirements.
