Today I am meeting with parents of a CSU student. They would like to find their son a home while he finishes his degree. We will be looking for newer homes near the Colorado State University Campus.
They would also like to continue to help him prepare for the future. We have talked about the possible benefits of including him in the purchase. It could lead to all sorts of tax benefits for all of them, but that is an issue for them and their tax professional.
Funny that today I was reading a published article from Peter G. Miller and he focused on this exact topic.
He talks about everything from gifting money, Gift letters, seasoned gift money, Co ownership with the family member, First time buyers programs, FHA options, multiple dwelling units and much more. And if he qualifies for the $8000.00 tax credit it might be irresistible.
Not only a timely article but a great resource for the future!
As part of my commitment to be the best agent I can be, I continue to read articles, take classes and interact with experts in the field to provide better service and more knowledge to my clients.

Lately my Northern Colorado real estate business has been quite active. I have been able to work with several Buyers. Many first time home buyers. They all seem very interested in the opportunity for an $8000 tax credit. Other folks are excited to relocate to the area and many of our listings need the proper attention as well.
On top of that my community and church involvement, I have been away from home quite a lot lately.
My youngest daughter went to bed in tears this past Monday because, once again I was not going to be home before she went to bed.
So ..... time for the Recipe:
Come home before five. Fire up a burner and in a large pot, sauté onion, carrot and garlic in a little canola oil. Add half a gallon on Beef Stock, add 2lbs of cut up Potato. Let simmer. I took some bulk sausage made 1 inch balls and browned them. Into the soup for 30 min.
After that thinly sliced Leek goes in the pool for the last 15 minutes. Served with Biscuits right from the oven.
So being at home, Making some hearty soup and eating together. That is a very successful day indeed.
Keller Williams of Northern Colorado invited all the agents in Northern Colorado to a 6 hour training today. The focus was on how best to communicate your message to the public who are searching for homes to buy and people who with to sell there existing home. John Prescott trained us on many helpful ways to serve our communities better.
I also was invigerated by the focus on blogging for educating the consumer and teaching and learning from fellow Realtors! Taking the time to understand that helping the consumer understand the local market is not only good for business it proves to the public that you are of value to them as a real estate professional.

I have had the privilege of working with several first time buyers since the first of the year. Most are looking for homes under $200k in Fort Collins, Wellington, Loveland, Windsor and LaPorte. This price point has a very limited inventory. Homes that are clean and not in distress are lasting only days before they go under contract. Right now sellers are in the drivers seat. Only problem is that so far so few sellers have tested the waters.
My advice to anyone considering buying selling or investing in Real Estate is to spend some time with a Real Estate professional an explore the local realities. You might find that This is the time you have been waiting for!
When I first attended Colorado State University I thought I was going to be a teacher. I thought that was going to be in a classroom with high school students. That didn't happen but I do get the opportunity to educate. It takes time but it is worth it.
With first time buyers I talk about all the reasons to consider owning vs. renting. We explore their long and short term plans, career, family.... I spend a little time talking about any downsides of buying for their personal situation. If they wish to continue I talk them through the whole process of buying. We discover their own unique wants and needs. I generally spend 1 to 2 hours with every first time buyer to prepare them for what's to come so they don't have to be surprised each step of the way.
With more seasoned buyers I still take the opportunity throughout the process to be sure that the buyers are up to speed, if they have questions we address them when they come up.
Today the landscape changes regularly. I educate myself so that I can educate others.
