Earth quake reported in Borrego Springs... felt on San Diego on July 7, 2010..This causes some San Diego real estate owners to check their home insurance policies for earth quake insurance.

Hark, pre-qualified buyer, where art thou?

Real estate is on "sale" and many want to take advantage of the great opportunity to own a home in San Diego. The first place that many go to get the process started is the internet. They first start looking at property to see what's out there.

I recently had a couple contact me from out of the area wanting to look at property. They had spent some time online and found some great looking houses for $250,000. We talked over the phone they said they had 20% down and were "qualified" for over $250,000. They were very excited about a certain property in a particular part of town that was under going redevelopment. This property was a large craftsman style which was in need of a little TLC. I hadconcerned with a few things first the size of the home in San Diego would normally go for a lot more money, regarless of the condition in that location. Secondly, it wasn't listed in the MLS. So, I like all good realtors, didn't give up there and went online and found it. It was an auction home starting bid was $250,000... final winning bid $850,000! And come to find out the couple wasn't pre-qualified at all, they just said they were because they wanted me to take them to see this property.

Buying a homes is not like buying a car. Buying a car, you go to the car lot... look around.. fall in love with the red one with the shinny wheels, dvd player, with GPS... and the sales guy some how gets you to stay at the dealership for a couple hours until you both agree on a monthly payments you can afford after you agree to put the down payment on your visa.

In buying a home your first step needs to be get pre-qualified with a lender you trust. Knowing what you can qualify for will make you a stonger buyer and more successful at buying the home you want. Believe it or not, great properties in this market are going fast with mulitiple offers. Short sales are fueling lower prices as seller are looking to sell as fast as possible. Agents price the properties as low as they can go in some cases and still get bank approval. If you are "ready" to make offers you can be one of the successful ones. If not, you will soon find properties going to other buyers who have all their financing information in order before they look at property.
