Unfortunately with today's economy foreclosures are on the rise, and this leaves a home without an occupant to maintain it or someone who left it in very poor shape and or even worse vandalized the property before they left.
I have seen several of them and it is not pretty, but from a restoration standpoint, don't get your hopes up. The mortgage companies do not want to pay to have them refurbed. The problem with this is to save a house for 5,000 now to prevent further damage costing 35-50 you would think this would be a no brainer. It is not. The mortgage companies are very slow to act, rather they don't act.
We will keep doing our best to assist the real estate community to refurb some of these homes but in the end the percentages are not in your favor, get ready to sell them as is...
