I just wanted to say thank you to activerain for getting me my last listing. I didn't think about it until just recently, but during my listing presentation, I remember the sellers' eyes light up when I told them about this site and my presence on the internet (including myspace and facebook).
I think if it weren't for the mention of internet sites such as activerain, I may not have secured that listing.
The closing went through as planned. Working on getting all the utilities on and of course had to get a new elecrical inspection because the units haven't had electric on for over a year.
One question... Why is it so freakin hard to find plumbers and electricians who aren't scam artists? I had electrical work done on my home by a "real" electric company... the eclectricians broke a piece of glass in the covering for my porch light... promised to replace it and never did... so I didn't use that company this time.
Called a different guy, seemed to me he had some kind of shady deal with the inspector... did about 15 minutes worth of work for me, stuck around and followed the inspector around... second building didn't pass inspection and I got charged 135 from the inspector for the inspection and "fixes"... the electrician then charged me $60... bit shady looking to me. I'm going to wait till the power is on and then follow up with the inspectors supervisor. Will never use the electrician again because he gave me a bad vibe and I found work incomplete in the basement later.
I then took a flex-hose in to my local plumbing dealer because I was told by a plumber that the hose was "illegal"... the plumbing dealer said it was perfectly legal and he was "full of shit." So I guess this is a game of trial and error then? What the hell!?! Lol.

So, I heard this on NPR 2 days in a row and tried to post something about it 2 days ago... evidently blog posts don't work correctly when completed over a phone... so here it is again.
National Public Radio just stated that home sales are up a good bit over last year at this time and I would just like to ask you all:
Have you noticed this at all? Got some stories for us?

Does anyone have any statistics on this? (I'm a numbers guy, I like statistics)

So after 2 years of plummeting home prices and an overall crappy market, Pittsburgh is still positive in year-over-year home prices. Anyone else have numbers like this to share?
1st Time Homebuyers Tax Refund Info.
1st Time Homebuyers (someone who has not owned a home in the last three years) of a Single-Family Principal Residence may be eligible for a INCOME TAX CREDIT in an amount equal to 10% of the home purchase price up to a maximum of $7,500. There are income restrictions of $75,000 for a single person and $150,000 for those filing a joint return. Those with higher incomes may be eligible for a tax credit of a lower amount. Properties must be closed on or after April 9, 2008 and by June 30, 2009.
