What are a buyer's up-front costs in order to work with an agent?

I am starting to realize that alot of potential clients seem to feel like working with a Real Estate Agent will cost them some type of out-of-pocket, up-front fee(s)... and that having an agent help with the buying process will be more expensive than going in alone.

This is for you potential buyers: YOU DON'T PAY AN AGENT SQUAT UNTIL CLOSING, AND YOUR AGENTS COMMISSION COMES FROM THE SELLER AND OFF OF THEIR CUT FROM THE SALE (unless you have agreed to pay some of the comission in writing).

And: A buyer's agent works FOR THE BUYER. Therefore, they are working to get you (the buyer) the best deal and advise you towards making smart decissions to ensure you don't make any potentially costly mistakes (meaning we can save you even more money in the long run).

New Agent Looking for Business

Hello! I'm a newer agent in the Monroeville/Pittsburgh area and am looking for (and open to) any advice that anyone could offer me. I would like to make this a full-time job and eventually retire in this business... so any advice on getting listings, prospecting and effective modes of advertising would be much appreciated.
