A buyer is looking for New Jersey rent controlled condos occupied by elderly tenants.
1) Do you know of such units for sale?
2) What new Jersey towns are rent controlled?
The answer to either of these questions is greatly appreciated.
Via email, a potential tenant client send me this message:
Hey David - I saw a listing I was curious about, if it's still available. MLS 123456 Any-town, 3 bedrooms. It's been sitting unoccupied. Would the landlord be willing to negotiate to $1400? If so, I need to know if the backyard is available to use and I do have 2 cats. Also, if it's is quiet and clean. Let me know.
I responded:
We must first build a strong case for the landlord to offer a concession. Pointing out to the landlord that they are losing money by not renting it now is not a good enough reason for a concession. A wise landlord knows that a vacancy is much more desirable than renting to the wrong tenant.
NJ Antieviction laws state that a landlord must meet a very high burden of proof of good cause for eviction. The act instructs judges to take the most liberal interpretation of the laws to protect the good of the public ( aren't landlords part of the public?). The overly eager landlord, who you would not want as your landlord in the first place, will quickly find out that a bad tenant in NJ is a tenant forever.
Here is how to go about convincing a landlord to give a concession:
1.See the place in person
2.Completely fill out an online rental application.
3.Pay the $35 per adult non-refundable credit check, employment verification, and criminal history report
4 Show that you have the ability to pay the rent. Copies of your last 3 pay stubs work well.
5 Show that you will pay the rent on time. Use copies of your canceled rent checks and have a good or better credit history
6 Show that you will take excellent care of the rented home or apartment. Your rental history and landlord contacts are important
7 Provide two forms of ID plus your Social Security card or equivalent
8 Sign the lease within a few hours
