The average sales price was up 34.6% over November at $313,510. Median price increased to $208,000, a 16.5% improvement. The average days on market (DOM) increased to 120 over 90 in November. On average, homes sold for 93% of the list price. For every home sold, 1.72 homes were newly listed.
There are currently 6,134 single family DETACHED homes listed for sale in the Charleston MLS. There are an additional 2,531 condos and townhomes listed for sale.
Overall, 2009 sales of detached homes were down 6% over 2008.

November 2009
The Charleston Trident Association of Realtors Multiple Listing Service reported 650 residential single family detached home sales in November. This was a 5.6% increase over October sales. Both the average sales price of $232,892 and the median price of $178,480 were less than October numbers. The average days on market (DOM) was 90 which was a slight improvement over October DOM of 99. On average, homes sold for 96% of the list price. For every home sold, 1.36 homes were newly listed for sale.
The increase in home sales over the past two months is attributed to the First Time Home Buyers Tax Credit.

Daniel Island (Charleston, SC) had 11 single family detached homes sell during December with an average sales price of $556,157 and median price of $506,766. The number of homes sold in December increased over November sales with a 9.4% increase in average sales price and a 26.7% increase in median price. The average number of days on market (DOM) increased to 173 over November DOM of 98. On average, homes sold for 92% of the list price. For every home sold in November, 1.55 homes were newly listed for sale. At the current rate of sale, it would take 12.1 months to deplete the inventory of homes; six months inventory is considered a balanced market.
Daniel Island home sales for 2009 were down 25% over 2008 sales. Daniel Island currently has 113 single family detached homes listed for sale with an average list price of $1,098,682 and median list price of $730,000. There are 14 homes under contract and an additional 6 homes currently pending sale. There are an additional 150 attached homes listed for sale on Daniel Island.

Daniel Island (Charleston, SC) had 7 single family detached homes sell during November with an average sales price of $508,285 and median price of $400,001. The number of homes sold in November was a decrease over October sales with a 13% decrease in average sales price and a 26% decrease in median price. The average number of days on market (DOM) was 98 which was an improvement over October DOM of 127. On average, homes sold for 90% of the list price. For every home sold in November, 2 homes were newly listed for sale. At the current rate of sale, it would take 20.85 months to deplete the inventory of homes; six months inventory is considered a balanced market.
As of December 18, 2009, there has been a 25.25% decrease in sales over the same time period last year. Daniel Island currently has 121 single family detached homes actively listed for sale with an average list price of $1,148,817 and median list price of $795,000. There are 12 homes under contract and an additional 9 homes currently pending sale.

Isle of Palms had 10 single family detached homes sell during December with an average sales price of $1,318,200 and median price of $1,300,000. This was a slight increase over November sales with a 79% increase in average sales price and a 152% increase in median price. The highest priced home sold for $2,360,000 and the lowest priced home sold for $527,000.
The average number of days on market was 213 which was an increase over the previous months DOM of 199. On average, homes sold for 85% of the list price. For every home sold in December, 1.8 homes were newly listed for sale. At the current rate of sale, it would take 30.3 months to deplete the home inventory; six months inventory is considered a balanced market.
Four of the homes sold on Isle of Palms in December are located in Wild Dunes. Sales for 2009 were up 61.8% over sales for 2008. Isle of Palms currently has 268 single family detached homes actively listed for sale with 24 under contract; 11 homes entered pending sales status during December.
