I've been working with buyers in Lake Mary for the past 2 months and both currently have contracts on homes and we are working towards closing. While working so closely with them and looking at the best homes in their price ranges I noticed something really interesting. If your home is priced competitively, it will sell. One home that my clients loved that was on the market for a mere 8 days went under contract so quickly they have been kicking themselves for a couple of weeks. It didn't happen again...

The 2008 Orlando Street of Dreams At Lake Club will begin on May 10, 2008 and conclude on June 22, 2008. Closed Monday and Tusdays, except for Memorial Day. The homes are open from 10 AM to 6 PM daily.

The Street of Dreams is the nation's premier luxury home show, where attendees can view upcoming trends in interior and home design. The homes range from 10,000 to 17,000 square feet and ar priced up to $8 million.

Lake Club is a private, exclusive enclave of large estate lots that is located a half mile south of Lake Mary Blvd. on Markham Woods Road across from Alaqua Lakes.

It seems to be that everyone is asking the same question... Have we hit the bottom of the market?

It appears that we may have reached the bottom back in January and are hita plateau. Am I sure that we have hit the bottom and that the market is stabilizing? No one will know when we have reached the bottom until we are on our way back up, but last months sales do look promising...

Welcome to my monthly market update for Seminole County. This is a brief report on what's selling in Seminole County, Florida for the month of February, 2008.

As of today there are 4,843 homes on the market... 4,118 homes were sold in Seminole County over the past 12 months. We continue to have over a 12 month supply of homes, this has been consistent for several months.

208 homes sold in February, even with the shorter month we had an increase over the 187 homes that were sold in January, which is a good sign. There are currently 461 under contract, which is very encouraging to see that sales actually increased in February and the rise in homes with contracts pending could be an early indicator that we are going to start to see more buyers venture back into the market.

In a previous post - Five Things To Do In Central Florida In March, one of my suggestions includes the Arnold Palmer invitational. I bought tickets to the tournament weeks ago for my husband's birthday, hoping that I would have an opportunity to see Tiger Woods.
