Suddenly walking is in trend. Over the last few years studies have shown that buyers are interested more then ever before in a neighborhoods walk ability. Not many first time home buyers can afford to buy their dream home when they purchase their first home. According to the National Association of Realtors some 69% of first time buyers have to make some compromises on features when they buy. Buying a first home is like an investment plan. The financial advantages are that you build equity, the value may appreciate, and tax benefits that you don't get while renting. It is never a wrong time to buy the right home. You have to find a good buy, know that you have the ability to keep the property for the long term, and keep your stress at bay. A qualifed real estate agent can help this process by explaining and guiding you thru the steps from getting approved by a lender, the Agreement of Sale, inspections and settlement. Just came back from a meeting with Ridley Township commissioners, and developer for the redevelopment of the Penn Hills apartment complex. The meeting was held at the Knights of Columbus. The audience was packed with residents who had lots of questions for both the township officials and the developer. It looks like the project will entail 15 of the apartment buildings owned by Pennrose Developers. Jacob Fisher was the spokesperson for the company and brought the plans for the new project. It would entail the demo of 120 units and replace them with 45 units. The long term plan would be for the developer to acquire the remaining 44 buildings and redevelope those also. I think this project would help property values increase in the surrounding neighborhood. The apartment complex has been a source of aggravation to both the neighbors and Ridley police for a number of years.
This question goes out to both Realtors and First time Buyers. Do you think there is a market for holding first time buyer seminars. Are they a value to the buyer? As a buyer do you look to see if these events are being held in your area.
I work with many first time buyers and I am currently working on a class that would be for first time buyers who will be able to take advantage of the tax credit before the April 30th deadline.

It is starting to get down to the wire for first time buyers wanting to cash in on the tax credit. The last few weeks I have had lots of buyers jumping into the market before the deadline. There is a bill trying to extend the credit into 2010 but I am encouraging my buyers to make a move sooner rather than later. I would like my buyers to be under contract by October 1st. This date gives me plenty of time to complete even an FHA transaction with a little time to spare. My worry is that the systems are going to be overwhelmed the last month with buyers trying to make the deadline. Hic-cups are common in this business but I don't like to put extra stress on a deal with timeframes.
