This and That - A Report About Local Pueblo West Businesses

Well, last week, my orange tabby cat, George (as in Gorgeous George, Curious George, George of the Jungle), was having difficulty opening his left eye. I called the only Vet listed in the little Pueblo West phone book (note to competition – it pays to advertise here!), Markway’s Animal Medical Center on 472 S. Joe Martinez Blvd. They were able to take George at 8:00 on Saturday morning, checked him out, gave me medication and now George is back to normal (although the fight to get the drops in his eye has NOT been fun). So, thanks to Markway’s for taking such good care of my kitty!

Well, my husband and I dropped George off at the house and decided to have breakfast at the Hen House, which was absolutely packed with people with the same idea. Good thing the Hen House moved to their new, larger location at 53 E. Palmer Lake (at the corner of Joe Martinez Blvd and Palmer Lake ). The breakfast was, as usual, fantastic!

And, after reading about the opening of Adams Ribs at 181 S. Purcell Blvd in the Pueblo West View (see http://www.pueblowestview.com/business/1232002800/1), I had dinner there last week during the snowstorm. The staff was hospitable and very accommodating and the food was excellent!

Pueblo West Vacant Lot Sales in 2008

Here is an update of land/vacant lots sold in Pueblo West during 2008:

To describe the Multiple List Service area breakdown, Pueblo West Acreage includes those lots on one acre(+) on the south side of Highway 50, not including the Golf Course area (which are usually smaller lot sizes), Liberty Point (the areas adjacent to Pueblo Lake boundaries) or Pueblo West East (generally areas east of the first McCulloch with smaller lot sizes).

Total vacant lots sold: 1322008 vacant land sales in Pueblo West real estate.

With so few lots sold and so many still on the market, there is about an eight year supply of vacant lots currently on the market. Around this time of year (usually right after the tax notices go out!), I get quite a few requests for a market analysis of lots held by non-residents. I’m always happy to go and look at the lot and let the owner know what the lot could possibly sell for based on recent comparable sales of similar lots in the same vicinity. However, building has slowed right now because of the weather/time-of-year and the economy. The lots that have the best chance of selling are lakeview lots, front-to-back sloping lots (for possible walk-out basement) and larger lots.

If there happens to be a vacant lot open next to your property and you are interested in purchasing it (even if it is not currently for sale), let me know. I’ve been contacted by many vacant lot owners who chose not to list their property. I’d be happy to check and see if I have lot owner information.

Here is an update of residential properties sold in Pueblo West during 2008. This information does not include vacant lot status (I'll do that next week) or commercial property status.

It is interesting seeing how many homes sold on the north side of Highway 50. The north side of Highway 50 provides quicker access to Interstate 25 for commuters or military personnel stationed at either Fort Carson or Peterson Air Force Base.

These numbers may not include new construction. There were approximately 171 permits issued for new single family homes and townhomes in 2008 (down from over 300 in 2007). However, I don't know if all of the permits were initiated/completed. Some of the new permits may have been for builder spec homes that were subsequently included in the Multiple List Service so may, in fact, be included in the numbers above.

Updates On What's Going On In Pueblo West

Well here are some updates for you on what's going on in Pueblo West.

All of that activity on the end of Oro Grande (south side of Highway 50) is for a new Catholic Church. The Bishop of Pueblo, aka the Catholic Church, owns a very large parcel of land there.

I've decided to take a Zumba class from Pueblo West Parks and Recreation. Zumba is a high-energy exercise class which promises to tone and sculpt the body (See flyer for other classes: http://www.pueblowestmetro.com/images/spring09broch.pdf).

The "Ball and Band" exercise class, which sounded a bit kinky, was already filled up. Classes start next week. You can register for classes at the Parks and Rec office at 340 Hahn's Peak Ave.

The Committee of Architecture is holding a special meeting on January 15 at 6:30 pm to gather public input on wind generators in Pueblo West. The meeting is to be held in the board room of the metro district office, 109 E. Industrial Blvd.

Happy New Year!I want to wish everyone a Happy New Year! I hope your 2009 is happy and healthy. One of my 2009 goals is to try to reconnect with people this year. So, CALL or EMAIL me, and let’s set up a breakfast (another of my New Year’s resolutions is to eat breakfast!) or coffee date to catch up, review current market conditions, and to answer any of your real estate questions.

My January 2009 blogs will be a review of the gyms/fitness facilities in Pueblo West (yet another resolution!) and report back to you on what I find. I’ll also be giving you a recap of Pueblo West real estate activity for 2008. And I’m investigating what the heck is going on at the end of Oro Grande (are they going to build a school, church, what?).
