I have never seen anything like this.   A National builder is throwing out all of the STOPS. It is easy to see why sellers of re-sale homes are having such a hard time competing. There are a lot of reasons a Soldier would want to live in DuPont Washington. This is a soldiers story; the reason he and his family decided it would be DuPont or nothing. They found $8,000 reasons to buy a foreclosure.DuPont WA Clock Tower

When I first met the Soldier in this story I was sitting an open house in the community of Northwest Landing, DuPont Washington.  I could see it in his eyes, he wanted a home for his family. After we talked a while I realized he wanted a lot of house for the money. Since I was very familiar with the market in DuPont and not sure  we could meet his financial goals; I tried to see if maybe he might consider going a little further south to Lacey Washington. I explained; in Lacey you might be able to get more for your money. The answer was a definite NO!!  I will compromise on lots of things but DuPont is not one of them. I want to buy a house in DuPont.  Well he bought that house, and by the time we were done he had $8,000 reasons to buy a foreclosure.

When you think of the circumstance of foreclosure you usually never think of the word "happy". I would like to share with you, The happy face of a foreclosed home. Wilsons Home front

There are two sides to foreclosure, the exit side and the enter side.  Usually we are so focused on the exit side;  when a person looses (exit) their home to foreclosure.  That is truly very sad; but in this blog we are going to focus on the person buying the foreclosed home as their primary residence.  In real estate we call that, "the end user" (enter side). In this case it is when a wonderful family looking to buy a home finds just what they need. Because of this foreclosure this family have found a home that helps to meet their financial goals and the happy face of a foreclosed home is in deed a reality.

What makes this an even happier story is, I am beginning to see a psychological shift in the mind set of many buyers. It's not so much anymore about buying the biggest, the newest or the home with the most bells and whistles.  It's becoming about "what are my payments going to be". On paper it shows we qualify for more but,  we are going to be responsible with our money, we are going to be smart about the financial position we put ourselves in. When you think of a classic Victorian beauty this home would come to mind.  This home was bank owned just a few months ago and on the market for $85,000. It was purchased and it was improved and put back on the market a few short months later. It was easy to do because it has great bones. It was put back on the market for $179,000 and received 2 offers.  I want to show you how you can still make MONEY in our current economic climate flipping houses; this home is living proof.

Bank Owned Homes make great flips because Tacoma has great period houses with style.  Some of the best types of homes to flip are homes with character.  If you are a savvy investor, or a seller needing to sell a home quickly you can learn a thing or two by taking a look at the video in this blog.
