Things have changed - and so has the way we advertise and sell real estate.
Old School of Real Estate:
*Newspaper ads/sign in the yard/MLS /open houses.
*Referrals from friends and family were a large %.
New School of Real Estate, for 85-90% of agents if not more:
*NO newspaper advertising or at least extremely limited - For example, the LA Times Real Estate Section has ceased to exist. (Community papers are a little different, but are still being used somewhat.)
*Sign in the yard/MLS/broker or agent website.
*Still primarily referrals from friends and family.
The New School of Real Estate Agents - maybe 10% of agents (not an official figure, simply a guesstimate on my part) MAYBE, take it even further:
*Sign in the yard - but interlaced with technology-Infoline
*MLS - but made available on many websites, dozens, even scores - not just their broker website
*Open Houses - advertised online in a variety of ways including websites, videos, blogs, and social networking.
Ah, social networking - active rain, twitter, blogger, wordpress, livejournal, multiply, vox, facebook, myspace, facespace, myface, and on and on.
Why do realtors bother with social networking?
Because the consumer demands it. Nearly 90% (I think even more) of buyers start their search online. And over 80% of buyers work with the first agent they talk to. The average age of a homebuyer is getting younger and younger - far younger than the average age of the average real estate agent. 40% of today's homebuyers are under age 35, while only 11% of realtors are under age 34.
So we go where the buyers are - Facebook, wherever. I choose not only to do the social networking to connect with buyers and sellers, but also to do a tremendous amount of blogging.
Why? Google. Blogging gives good Google juice - and Google juice is what leads buyers to the websites they choose to use to search for homes
I had a prospective buyer find me on a website that was really off the wall, and my name was not listed, only a user name - findahometoledo. She wanted to get in touch with me without going through the hassle of the website logins and such, so she Googled "findahometoledo" and voila - found ME!
Which brings me to Google - buyers google everything using keywords. They start out basic, such as "NW Ohio real estate".
When they are getting closer to buying they start using long-tailed keywords - "Golf Course homes for sale in Bowling Green Ohio" for example.
Blogging gives me the capability to use long-tail keywords as my titles, which helps buyers find my properties and ME more easily. Google likes websites that frequently change - and a Blog is simply a website that changes frequently! When buyers -or sellers- Google me, they will find dozens and dozens of pages with not only my social networking profiles, but my blog posts, which often are videos, photos and details of my listings - which is what buyers are looking for.
Also good Google juice is involved with video. Google loves video and photos. But, especially video. I have my own Youtube channel "findahometoledo". I doubt I'd need all the fingers on my left hand to count the number of agents in my area who have their own Youtube channel. Video has dramatically changed how buyers look for homes. Not one photo, they want many photos.
Who ARE these Buyers? There are 3 types of buyers:
*"A" buyer - These are people who have to buy a home NOW. They have either sold their home, transferred into town, or their lease is up. They could be homeless if they don't find something quickly. They are the ones using long tail keywords. They know where they want to live. Exactly what their preferences are. They will most likely be searching for something like Golf Course Homes in Bowling Green Ohio or Stone Ridge Golf Course homes for sale in Bowling Green Ohio.
*"B" buyer - They've done their research, are ready to buy but for some reason can't right now - they have a home to sell first, or a lease to fulfill, or are in the stages of getting pre-approved. They might search for keywords - Bowling Green homes for sale.
*"C" - may buy a home when the right one comes along. Low motivation. Just doing research and seeing what may be out there. They don't necessarily want to talk to a human being. They like their anonymity. They might search with the keyword "real estate", then, gradually move to NW Ohio real estate.
While the internet has fulfilled its obligation to buyers as their information highway, what it can't do is hold their hand during the transaction. Real estate is still a relationship-based business. The internet may start the process rolling and make things easier most of the time, but the bottom line is that consumers still want real people. Real agents. The internet isn't much help when the inspections turn out iffy, and the title work is taking too long, and the lender wants another thousand dollars in closing costs.
But it sure does help save on gasoline.

•7. Blogging Technology - Agents will be able to link directly to their Active Rain blogs, among others, from Danberry.com and their personal website.
•8. Mobile Websites - The new Danberry.com will be able to be viewed on internet capable mobile devices, such as Blackberry, Treo, and Pre.
•9. Craigslist Ad Generator - will create the code necessary for easy Craigslist postings, complete with photos and links.
•10. Google Maps - Polygon searches with satellite, street, and traditional views.
•11. Point of Interest Plotting - Google Maps allows every buyer to personalize search with more points of interest than just about any mapping tool. Buyers can search for neighborhood schools, libraries ... even Starbucks!
