The First Time Homebuyer Tax Credit will be expiring on December 1st, 2009 - so there's plenty of time to take advantage of this tax credit - RIGHT?
Uhm, well ... WRONG.
Let me give you a quick timeline of what it will take to be able to use this tax credit - if you start TODAY.
Today (June 19th, 2009) - Call a real estate agent to set up an appointment to talk about your wants and needs.
June 22nd, 2009 - meet with agent (they probably already had appointments over the weekend)
June 26th, 2009 - meet with lender for a approval letter (which will be needed 99.9% of the time when you make an offer.)
June 28th, 2009 - look at a few homes in a few neighborhoods to determine which area you might want to live in
July 3-5, 2009 - HOLIDAY PLANS MOST LIKELY!
July 11th, 2009 - Look at more homes. Nothing you see screams "BUY ME!"
July 18th, 2009 - Look at more homes. Nothing you see screams "BUY ME!"
July 26th, 2009 - Look at more homes. HURRAY! One of the homes is screaming at you "BUY ME!"
July 26th, 2009 - The listing agent informs your agent that there is already an accepted offer on the home that is screaming "BUY ME".
July 27th, 2009 - Look at more homes.
August 1st, 2009 - Look at more homes. Another one is screaming "BUY ME!"
August 2nd, 2009 - Make offer on Screaming Home.
August 3rd, 2009 - Counter offer on Screaming Home.
August 4th, 2009 - Negotiations complete. Offer is accepted. HURRAY!
August 9th, 2009 - Inspections scheduled.
August 10th, 2009 - Inspector finds a few inspection issues that need to be remedied and negotiated.
August 17th, 2009 - Sellers finish repairs.
August 21st, 2009 - FHA Appraisor appraises property and notices peeling paint on windows and asks for furnace and roof certifications.
August 25th, 2009 - Peeling paint remedied and certifications complete
August 27th, 2009 - bank appraisal comes back low and lender will not lend for that price
August 28th, 2009 - Start looking for another house that will scream "BUY ME!"
Okay, okay, I'll stop with the timeline now. You get my point though, right? Point being that it takes time to find your dream home, but it also takes time to get it closed. So many things can happen after you make an offer that may completely mess up your plans - and your homebuyer tax credit.
If the above scenario happens, you will be hard-pressed to meet that Dec.1st, 2009 deadline. And the deadline means that you have to be CLOSED by November 30th, 2009.
To top all that off, there's a very good chance that there are ALOT of first time homebuyers out there, which means title companies, lenders, appraisors, inspectors, and realtors will be swamped this fall and timelines will need to be further out than usual - which also makes your closing by November 30th, 2009 rather precarious.
So the lesson is GET OFF THE FENCE AND CALL A REALTOR TODAY!
