Whose in your Sphere?

If you are in Real Estate I am sure you've heard this....

I have a huge sphere, of course I have those past and present clients but my

"people I am in contact with all the time" Is 2 schools and everybody associated with them, Girl Scouts and community friends is about 2000 or so people.

Well, they all know I am in Real Estate and will never forget it (if you know what I mean).

Every chance I get I am boasting about a house or a buyer or a seller,

I have done this for so long, I don't even know I am doing it.

So, a couple of weeks ago I turn on the computer (coffee in hand, it was Sunday) and in one of my groups someone posts "I want to see this home please call me if you can show it to me"

Nobody answered but me!?!

I was off and running in less than 1/2 hour

How easy was that? within 2 days they were approved and in contract.

Then last weekend, my listing that is on the main street in my area of specialty. I get a phone call, a woman tells me she needs to find a home,

come to find out she is very good friends with one of my very good friends, I have only met a handful of times (goes to show, some people can be told you are in Real Estate but it may not register, until they actually need a Realtor).

I am still working to get her and her husband that home, her husband wants to find a home that will not lose value...

As I told him, I just have to find the home he loves, because without that crystal ball,

nobody knows where the bottom is.

People are not going to come knocking at your door, well, if you don't have a For Sale sign on your lawn.

But the simple attempt to help people can bring people your way.

I have triplets (this is quite the attention grabber).

So everybody who is involved with kids knows me.

And I also volunteer in many facets of my community. I am now involved in a project to assist the school in bringing the community and our children closer together and learning to work together.

My area Berryessa Union School District, is a number 9 on the 1-10 scale, not by chance, but because people such as myself, in my community all working together to make it a better place to live, work, volunteer, play and learn.

This is always the ending of our trip to Christmas in the park.

Willow Glen is always great, stay near downtown to get the most out of your neighborhood viewing. Also Vasona Park has the light and music show.

What to expect at the Auction

I, as a Realtor took a trip to the Auction over the weekend with my client.

Before we went we both had to sign in with REDC on line.

•· Start time: 9:30.

•· Check in start time 8:00

We got there at 8:00.

•· Actual open time: after 8:00.

Employees were sitting at the table with the letter of your last name posted behind them..

I was told the client must check in with the Realtor.

So I stood in the line with my last initial, once in line, I was told wecould move to the Realtor check in, once in the Realtor check in, I was told my client must check in first, under his last name, then come back to the Realtor check in.

•· Let me help, if you choose to go this will save time....

Have your client stand in line and realtor go to Broker check in and wait for your client to check in, then join you.

•· Once in: we got a place up front.

The speakers walk you through what needs to be done before, during and after, to purchase these homes.

In speaking to other attendees, who were sitting around us.

These people came for possible multiple home buys.

•· You must bring a Cashiers check addressed to you for $5,000. This must be present at check in.

•· Personal or business checkbook to cover the remainder, totaling 5% earnest money deposit,

once your home is ultimately your winning bid.

•· If you are buying multiple houses, you must bring $10,000 Cashiers check per additional property.

•· There were 4 designated lenders there, you must use these lenders to finance.

•· If you want a fixer upper you must use Wells Fargo or all cash. Wells Fargo is the only lender who was doing renovation loans.

Most homes were selling at prices that I could get my clients, outside of Auction.

We left after a few hours.

•· Ending time was estimating to be 5:00 P.M.

My client had a qualified amount the homes he was willing to bid on went for $25,000 over the amount he was looking to pay.

We found a short sale wrote a lower offer on that same day.

I will keep you posted on how this offer goes.

In closing,

I would say, I was happy to go and learn what was going on within the Auction.

And that, I have one more thing under my belt, to help my clients make educated decisions on their next home purchase.

Auction or not, buying a home now is one of the best decisions you can make.

FEDS WARN OF FRAUD SCAM

I heard of this today, and think this is worth repeating...

Realtor Magazine, is making aware of a fraud scam using fake documents.

U.S. Treasury has been made aware of this, this has taken place in Arizona and Colorado.

These people are apparently using 'personal promissory note' or 'private offset bond' to purchase properties.

This folks is why we use REALTORS.

I know for some folks buying or selling a home in this economy, may not be by choice but urgency.

Don't take selling a home lightly or think "I could just go it alone".
