June has shown to be a productive month in terms of sales and contracts. We have seen several of our listings go under contract and have helped buyers write about 10 contracts so far this month. We have also seen more and more people both on an individual level and on a business level go after some of these heavily discounted distressed home for investment purposes. Many of these investors are planning on fixing up and selling the homes for a quick profit.

On a more widespread basis, the market as a whole here in Southwestern Ohio has improved again slightly over last month. In terms of sales, the median price change for "For Sale" properties is 1.9% off of the mark from May of Last 2007. The Homes under contract or "pending" tell another story. They are off 13.3% from 2007. The "sold" category falls in the middle off 8% in price from May of 2007. This data encompasses Hamilton County, Clermont County, Warren County, Brown County, and a few other counties in the surrounding area. Single Family, Condominium and Farm numbers were all included.

So what can we gain from all of these numbers? It seems as though the houses that are priced "right" are selling and those that are not are still on the market. That seems to be the case no matter what the market but it is always good to see that proof in the numbers. Until next time, thank you for reading!

Keller Williams Advisor Agents all pitched in and made RED Day 2009 a huge success! This day of giving back was not only rewarding and fun, but the overwhelming response of participants caused us to complete our project 3 hours early!!

We met at Heritage Park in Mason last Thursday at 8:45 am and put wood chips around the perimeter of the drive around the park. I counted about 30-50 people there (all KW agents) and staff. My wife Jessica and I brought two of our boys along but they mainly played on the playground. I was proud of our team and the efforts of everyone that attended. I had the pleasure of trying a new deli/ restaurant/ carry out this week. After an afternoon game of tennis at a Miami Township park down the street some friends of mine recommended a small lunch spot that they had become very fond of called Miami Market. They had been there several times and highly recommended the lunch specials.

Upon first glance I had remembered driving by the place a couple of times a week since I can remember driving but never stopped in. I always thought it was just a beer and wine carry out type of place. Once inside I found a few small tables and saw that they had outdoor patio furniture for dining outside.

The place was hopping at lunch. We waited about 5 minutes in line just to order but it was worth it. I tried the pulled pork barbeque sandwich and my wife tried the turkey sandwich on a pretzel roll. We both were very pleased with what we got as they were fresh tasting and flavorful. The others in the group tried the hot plate lunch which was fried chicken, mash potatoes and macaroni and cheese. They were all satisfied as well.

Here is some good news on our local Real Estate market. We have noticed a lot of activity within our own team. Last week we closed on a $435,000 home in Goshen and took a new listing there as well. We are taking one new listing in Mt Carmel today and have 5 other deals under contract set to close in May and June. We have 40 other listings right now and a few of those under contract as we speak. Several of the homes our clients have expressed interest in (as buyers) have gone under contract before they have made a decision. We have also seen some great interest rates that our buyers have been able to secure at the closing table, under 5%!

Saying all of this it is very important that the houses are priced realistically for today's market. Every buyer out there expects a great deal on a home and if they don't recognize value immediately they will just pass on buy. People are looking for a quality, well staged and presented home at a great price. And those homes are selling fast. Our last listing in Amelia sold in 3 days for very close to the asking price!

For sometime now I have been putting off the decision to open the Twitter account and start posting short text messages. I have heard some Realtors using the system but never any success stories. I then remembered how I felt about blogging the last few years and how I finally got on that bandwagon a few months ago. I am so glad that I did as I have actually landed real business from my blogs on commercial real estate and sales that I have made in Clermont County Ohio.

So, saying all that, I decided that if I could find even one more client through the use of technology like this "twitter" thing it would be worth my time. I have made a committement to putting a twitter message on the site at least once per week. I don't just post irrelevant topics but either Real Estate news, market updates, new listings or business reviews. I have had very positive feedback from my previous posts!

Next, I went on to my Activerain account where I put all my blogs. I searched for posts on "twitter" and found several pop up immediately. The first relevant post was about linking the blog posts to direct posts on Twitter. I thought that this could really accomplish two things at the same time.

Finally, here I am trying to make the blog to twitter experience a reality. Here we go!!
