I had the pleasure of walking in the first annual Run it Forward Charitiy Event last weekend. I spent the morning walking with my wife Jessica and our three sons. I have included some photos from the event. People from all over the Greater Cincinnati area participated and they had many sponsors provide food and drinks. Debbie Long got us involved and helped to start the charity last year.

The charity collects money to be used in Cancer reasearch and a search for a cure. Here is an excerpt from the website:

Friday I stopped into a new coffee shop while traveling down Branch Hill Guinea Pike in Miami Township Ohio. There is a new strip center there behind the new car wash and I had heard about it from my mom. This is near the corner of Branch Hill Guinea and Loveland-Miamiville Road, just east of the Wards Corner Exit.

I walked right in and ordered a Carmel Latte and a Scone. The scone was great and the lattees was one of the better drinks I had experienced in some time. The owner's name is Crhis McCoy and his father is who waited on me. We traded some information and I was on my way in just about 5 minutes. 1 listing that went under contract in Milford, Ohio. Should close on May 15th.

1 listing that went under contract in Amelia, Ohio. Should close by May 13th

1 offer on our listing in Cedar Trace, Lebanon Ohio. Waiting on Seller Response.

9 showings to prospective investor clients in Loveland, Ohio, Milford, Ohio, Amelia, Ohio, Cincinnati, Ohio, Montgomery, Ohio, and Goshen Ohio.

1 office meeting where we were congratulated for the top award level at the Southern Ohio Association of Realtors - Sorry, had to throw that one in there.

6 showings on our listings.

Took a new listing in Amelia, Ohio.

5 new users registered on our site.

5 inquiries for real estate from our website.

All in all it was a very productive week for just one Realtor. Maybe its time to hire another assistant?

I am working with a few buyers in and around the $75,000 mark in the Clermont County Ohio area. As new homes come up on the market under this price range the good ones are quickly offered on by multiple parties. Is this the new low waterline mark? Example: I put in an offer on a home in Amelia Ohio priced at $40,000 last week. Shortly after getting a counter from the bank, which we accepted, the bank came back with the famous "highest and best." I guess they must have received many more offers over asking price like ours. A few days later, with the same buyer, we scheduled to go see another home in the Bethel Ohio area priced at $48,000. That home went under contract the next morning. A third home in Stonelick Township was priced at $55,000 and went under contract in two days.

What is the moral of the story? I would recommend to all buyers to have a proof of funds letter or a pre-approval letter ready to accompany an offer at any time. I would also recommend working with an agent that can get you out to see a new listing within the first 24 hours after it hits the market. You should also find an agent that is experienced in working with bank, REO Real Estate Agencies and HUD. I always keep a purchase contract on me at all times!

I am glad that I have some buyers although the price range and terms of these type of deals makes it harder to earn a buck. I also have a seller that just rehabbed one of these homes and is offering it at $75,000. I should have that one listed on MLS next week.

I have been bringing my 2 boys to the School of Little Fish on Old 28 in Miami Township, Clermont County Ohio, (Milford area of Greater Cincinnati East) for about 9 months now and have been very pleased with their progress. They now know several moves, routines and how to defend themselves. They also have learned how to count to ten in Korean. The tuition is affordable and Master Tuttle works with each child and helps them grow at their own pace. My boys are 2, 5 and 7 and the 5 and 7 year old have both earned Green Belts so far. My two year old usually occupies his time checking out the fish tanks, turtle and Iguana that are there while his older brothers spend about one hour punching, kicking and learning different routines for the next belt. I would recommend the service to anyone looking to put their children into a martial arts school.
