I just attended an interesting seminar yesterday outlining the new factors influencing commercial real estate for 2009. The most interesting information was on the rate of decline in pricing that sellers have been forced to comply with. Most areas around the country have seen 10-20% declines in sales volume and sale prices. Fortunately for some sellers, the apartment market has not been as dramatically affected. In Cincinnati, we have not seen very dramatic sale price drops. I have negotiated out a few deals in the last two months that have seen discounts off the list price around 8%. Maybe it is different in other cities but I wouldn't consider this a dramatic price decrease. The properties I have been associated with have been in Hamilton County Ohio and Clermont County Ohio.

Housing market with respect to new housing starts....

Here is the latest news on the housing market from Yahoo news and the AP today. New home sales are not just important to the builders but to all the sub-contractors and suppliers that depend on that income. The only good news out of this sad news is that fewer new homes built will result in less inventory out there to try and sell through. The number of new housing starts also reflects how confident both consumers and builders are with the economy's future and with this news it appears that both groups are far from confident. Hopefully we will see the number of housing starts increase in the next few months and the confidence in the market restore..

From our perspective at The Tye Group, we are still selling homes in Clermont County, Cincinnati Ohio and Northern Kentucky. We sold one house (one of our listings) for $350,000 last week in Goshen Ohio on Telford Farm and got an accepted contract on one of our listings in Eastgate (Union Township) last week that will close in March. Debbie, our buyers agent, also has a buyer with an accepted contract on a nice home in Clermont County closing in a couple of weeks. She also has a listing in Northern Kentucky that will close in early April.

Christian Business Leaders Networking Group, Miami Township, Ohio

Someone once said if you are struggling in your market, create a new one! Well, that is just what I am attempting to do tomorrow. Our market in the Greater Cincinnati area has been slow the last year like most in the country. I have always wondered if there was a way to network in church without the other members thinking I was selling Amway.... I have been attending the Rivertree Church (formerly Milford Vineyard) in Clermont County Ohio for about 9 years. Throughout the many years of volunteering and participating in outreach events and small group studies I have meet other business people and done some "quiet" networking. We also have a small bulletin board down in the children's area that church members can post a business card to.

After many years of thinking about this idea I finally decided to go to the pastor of the church and ask him if he thought a networking group for business professionals would go over well. He stated that he thought it was a great idea and I should get it started right away. Well, tomorrow is our first official meeting at Panera Bread in Miami Township Ohio at 8:30am. I have heard from about 10 people both by phone, and in passing at church saying that they are looking forward to the meeting. Since it is a brand new group with no previous starting points, I am setting the format as a casual place and time to have people learn about each other. We will have some organized networking time, time for each attendee to talk about themselves and their business and a short "devotion" with business themes in mind.

I am hoping that we can create a small online networking group also that coincides with the group meeting in person. We can work on that as we go.

I am a little nervous about the meeting and I hope I provide a great forum for others to gain some positive relationship building and networking. I also hope that the group can continue to meet at least once per month for a long time. My eventual goal is for the group to take on a life of its own and a leader will raise up through the group and take on where I leave off.

I will post again soon on the progress of the group. Pray for us as we begin!

Market improving in Greater Cincinnati, Ohio

I have noticed an up tic in calls to our office and requested showings since last week. This week our main website www.CincyOhioHomes.comhas increased in the number of site visits by about 10% from last week. This week we had showings on properties in Loveland, Goshen, Eastgate, Batavia, Maineville and showed buyers through some investment property around the area. We had one closing in Goshen and had a home in Eastgate go under contract today (Clermont County). In addition, we received two calls for listing appointments. Overall, I am very excited to see the activity pick up.

House Sold Today in Goshen!

SOLD!!!!

Today my sellers closed on a home they owned on Telford Farm Lane. The house was a real bargain for the buyers at $350,000. We had backup interest on the home so the sellers weren't too nervous. The house marks the first resale in Telford Farm. This development is fairly new and has about four lots still for sale. The home prices range from $300,000 to around $400,000. The school district is Goshen Local and the county is Clermont County Ohio. Hopefull we will have other sales here soon. We still have active listings in Loveland to the north, Batavia to the south and Milford to the West.
