Oil has been down under $40 a barrel for sometime now but our fuel prices for regular unleaded have continued to be around $1.90 per gallon. I live in Clermont County and the average price has fluctuated only around 20 cents give or take in the last 4 weeks. I recently started going to a website I found http://www.cincygasprices.com/

On here you can search by state, city or zip code.

A new business opened this week in Milford, Ohio a suburb east of Cincinnati, Ohio in Clermont County. The business is called Jump Zone party play centers. It is located on State Route 50 just east of downtown Milford. It is located near Expressway Park. It is a franchise opened up by a local family. We went to a birthday party there on Thursday this week and the experience was great. The place was brand new and clean and the kids had a great time. We were there for about 2 hours and they never stopped moving. I was able to climb around in there with them and jump around too. It is nice to be a big kid sometimes. Overall we were very happy with the time we spent and the rates were reasonable. We will be back!.

In today's article from the National Association of Realtors we see that prices have continued to fall nationwide in 2008 vs. 2007. I have also seen that here in the Cincinnati, Ohio Metro Area. In our sales meeting Wednesday at Keller Williams we read an analysis showing that in the entire Cincinnati Metro area the Median Price has fallen 32% from the same month in 2006. It went from a median price of $131,000 to $88,750. Yet, the median price for a listing has only gone down 3% in that same time period.

So the result is that the prices of homes listed are higher than what most buyers are willing to pay. Also, nationwide, distressed properties are selling at 45% of the total number of home sales. That is crazy!

In regard to the number of units sold, we sold 1,213 units in January 2007 vs. only 808 units in January of 2009. So the number of homes sold has also been drastically reduced by 33%.

Despite all of the bad news, customers are still seeing great buys out there. If you are planning to trade up, there has never been a better time than now. Although you may loose some on the house you are selling, you should be able to make that up on the house you are purchasing. If you are a first time home buyer, the rates are low, there are a ton of options for low down payments, the selection is great and the prices are low. What else can you ask for?

Well here is my first blog of the new year. Lets just hope that we can start moving forward on some real change in the housing industry starting with home sales. I have noticed a real increase in the number of internet inquiries, phone calls and requested showings. From a $22,000 property all the way up to activity on a $700,000 plus listing; it is looking better than a month ago.

In December, we closed 4 sales on our team and had a better December than in 2007. Our sales came in around November and closed within 30 to 45 days. I have one scheduled closing for a property in Oakley, Ohio a suburb of Cincinnati Ohio and close to the popular Hyde Park for the end of January. The closing I have scheduled for February is for a listing in Goshen Ohio, in Clermont County. We also have 2 commercial deals under contract that will close this spring.

All in all I am optimistic and excited to see what 2009 has in store.
