I received this tip in an email and thought it would be fun to share this site here in AR. Kim Kommando's Cool Site of the day for (01.30.10) was indeed very cool!
It is for a company called "Living Homes" that builds green kit homes. They say that all components of these high-end homes are built off-site and assembled on-site in a day. There are some very cool features in this home, and it is the only home in the country with a Platinum LEED Certification.
The online tour includes audio that guides you through each of the features of each room. ALMOST as good as a Parade of Homes.

Recently, I met with a Realtor who like so many I meet, does not use Staging for her listings. During our conversation she hesitantly confided (speaking very quietly now) that she is "afraid she will lose listings to another agent if she blatently says 'I can't meet ALL of your needs; let's bring in another consultant'".
In her view, she believes SHE should be everything to everyone! Therefore, if she is unable to be Agent/Stager all-in-one, she will be seen and weak and ineffective.
Even though this experienced Realtor (perhaps her experience adds to her need to be the one and only?) knows she does not have the breadth and depth of a Professional Stager, she feels that by offering her client what she does know, is better than letting he/she know someone else is needed to augment her services.
What do you think? I hope to receive responses back from STAGERS, REALTORS AND ANYONE else who has insight into why so many Realtors do not work with Stagers to market their properties.
If you are a Realtor and DO USE STAGING, how do YOU get beyond these types of feelings?

DEAR HOMEOWNER: Are You Serious About Selling Your Home? 
If the answer is yes, the solution is two-fold.
Designing Details ~ Utah Home Staging & Redesign recently began a marketing campaign to get our new Home Staging business recognized in our great community of Utah. As part of this process, I have had an opportunity to tour numerous homes (37 to be exact) in various states of "FOR SALE". Included in those enjoyable tours are vacant homes, occupied homes, short sales and foreclosures. The price of the homes ranged from $175K to $1.6 million dollars.
Besides being "for sale" what do ALL of these homes have in common? The inability to make the much needed EMOTIONAL CONNECTION with the potential buyers.
Here are just a few things I have found and their correlating ways in which you the home seller can learn from their missteps:
Problem: Home Priced too High, Poorly Presented and/or An Unengaged Real Estate Agent
Why? Every home seller in Salt Lake City, Bountiful and the surrounding areas wants a quick and more profitable sale. If it's not priced right and the MLS photos are not stunning, potential buyers won't even show up!With the guidance of a terrific, committed Realtor and Home Stager, You will offer a commodity -- your home now that it's for sale -- that is better presented and more competitively priced than the next seller. In the Real Estate market of 2009, buyers have a lot of choices. If they are not captivated by your home's curb appeal and inside presentation within a few seconds, they will move on.
Solution: A great Realtor is worth every single percentage point we pay them! Good Realtors who are familiar with your unique market will be able to assess your home with comparables both for price and presentation. Based on that information, he or she will advise you on an appropriate selling price and introduce you to a professional Home Stager who will provide advice on creating curb appeal and about proper indoor presentation.
If you do not already have an agent, Home Stagers can recommend great Realtors who specialize in your area. Don't be afraid to interview a few Realtors and Stagers until you find one who will tell you the "truth" about your home as they see it and who you feel comfortable working with.
Problem: A "Mattress Only" Bed in Bedrooms at Open Houses and Showings (note: this occurred in two homes; one listed for $640K, the other $1.6 million at OPEN HOUSES!!!!
Why?
Solution: Invest in a color coordinated, inexpensive comforter or duvet set and pillows to cover the mattress and box springs (you don't have to use sheets and a blanket if you're on a budget)
Problem: Blinds and/or Curtains Closed During Open Houses and Showings
Why? Human beings, whether consciously or not, respond more positively to situations when they "see the light". This is a good emotion home sellers should deliberately tap into!
Solution: Unveil the natural light that window coverings hide and let nature shine in at every window possible. Is the view out a window counter productive? Choose a very light weight window covering that will allow light in, but not "display" the land fill or whatever the "elephant" may be.
Problem: A Large Pleated Lamp Shade Posing as a Ceiling Light Fixture
Why? While we in staging and redesign often applaud creativity and "thinking outside the box", "creativity" should be so subtle that the buyer is not aware of how it enhances the room. The moment one walked into this room, the lampshade became the not so attractive focal point. Also, the buyer may think, "what are they trying to cover up?"
Solution: Inexpensive, yet effective light fixtures can be found at your local home improvement stores, often times on sale. For tight budgets, try your community donation centers or garage sales.
Problem: Great house but it's vacant or "What is this Room Used for?"
Why? Vacant homes are personality neutral making it very difficult for a potential buyer to connect with. Only 1 out of 10 people are able to imagine what a room would look like if they lived there. They may think it's too big, too small, too whatever - so, don't leave them guessing! SHOW them by creating the ambiance reflective of how their life will unfold in that room.
Solution: Every room has a focal point or selling point. Find it; create a room specific plan around that focal point using color, texture and proper scale. As a seller you need to paint potential buyers a clear picture of their life in that room.
Problem: The MLS Mentioned a Fireplace and a View? "Oh, it's behind the Chair, the Table and the Pictures"
Why? Having excessive furniture and accessories in a room is just as bad as having none! You are asking potential buyers to "fall in love" with your space, not your things. Every room has a focal point or selling feature that should be in full view at any angle. Even though YOU love your family photos or your teapot collection, potential buyers will have a difficult time seeing beyond your lovely things and will move on!
Solution: When preparing a home for sale, most of us should donate or store (off the premises) about one-half of our furnishings. Personal things such as those family photos and teapot collections should be tenderly packed away for display in your NEW home. Highlight the rooms' focal point by clearing paths and only accenting around it.
As a homeowner, it is very difficult to honestly assess which of the numerous "sellers pitfalls" is keeping you from selling your home. Keep in mind that most buyers will have made a decision about your home becoming their home within 8 seconds of seeing your house. Often, they will see several homes in a relatively short period of time. You want to make sure your home is a standout from the competition.
By hiring a Realtor and Home Stager who are experts in your geographical area, who will listen to what YOU have to say and respond with "Dr. Phil honesty" as to what it will take to sell your home, you will show potential buyers that you really do want to sell you home.
