First let me say NOW is the right time for building a new home in Cabarrus County NC. Not only is it a great time to get a great value on the land itself, but the cost of raw materials and even the labor to build your home make this an incredibly opportunistic time to build the home you've perhaps always dreamed of. Suppliers and subcontractors are hungry for your business!

It's no secret that the new construction industry, and even the economy in general, need for new construction to pick up. However, the most common comment I hear from prospective clients is that they want to wait until the value of their current home goes up before making a purchase. That may not be the smartest choice for several reasons:

#1 - Buying in a depressed market will not lower your overall home equity.

After selling your current home and then building a new home, you will very likely come out with more equity than when you started. By means of an example let's take two homes, the one you will need to sell, and the one you are considering building:

  • If you assume your current home was previously worth $330,000 but in today's economy it's worth perhaps 15% less or $280,500 for a loss of $49,500.
  • Now take the new perhaps larger home with more features and amenities that you have been considering building and assume that you purchase if for $360,000 in today's economy. If you had waited for the market to recover that same 15% needed to break even on your current home this new home would go up by $54,000 to $414,000!
  • In this example you will end up with $4,500 ($54,000 - $49,500) more in equity by not waiting. Obviously the amount of equity will vary based on your situation, but the important point is that even though your home may not be worth as much as it was you will likely more than make up for that loss by acting now.

#2 - Locking in a low interest rate now will allow you to get more home for less money.

With interest rates extremely low, the new home that you are considering building will cost a lot less now than when the market recovers and rates move back up. Let's face it; these low low rates won't last long once the recovery kicks in. The principal and interest payment on the same amount of borrowed money will be much higher. For example every time the interest rate goes up by 2% the payment on a $300,000 mortgage will go up by nearly $400! If your employment is stable and you are considering building a new home, don't miss out on the current low rates.

#3 - Sometimes you just need to move.

Maybe it's an extra bedroom, a home office, a bigger yard, closer to work or.... whatever. Why wait and make that purchase when the market turns around, when you can purchase at today's low rates and prices in order to take advantage of this incredible economic opportunity. If you need it, this may be the best time to have it.

So let's say you might be interested in new construction and building a new home. The trick is to find the right builder for you. There are many out there. Some are good, and some are not so good. Probably the best way to find the right one for you is from your Realtor, from someone you personally know, or from someone who has gone through the process and has been satisfied with their builder. If you are already working with a Realtor, you should have him or her help you through the process of finding, selecting, and signing up with a builder.

Some of the things to look for in a builder include:

  • Financial stability
  • Honesty and integrity
  • Someone with whom you can easily communicate and you feel comfortable with
  • A reputation for building a high quality house at a fair price
  • Someone who is easy to work with; for example a builder who is willing to make changes as needed during the building process
  • A builder who is not so focused on "selling you" that they will not take the time to help you make sure building a new home is the right choice
  • A builder who helps to make the financial part of the process easy
