
If you currently have a home in Blaine MN (The Lakes, The TPC or The Sanctuary) you have a very good chance of selling it depending on what you need to get out of it. I currently have 5 buyers that are looking for that perfect house in this area and they don't see what they like.
Part of the problem is that it looks like there are more homes for sale than there actually is. Bank owned homes and Short sales will not change their status from active (for sale) to pending (under contract) until they close. The agent will leave it active to invite backup offers, but the property is technical sold still show to the home buyer as for sale.
For those out there who see alll the real estate for sale signs in their neighborhood and think that they can't sell their home; I have got news for you. Most of those homes are sold waiting to close. Bank agents are very busy with hundred of listings. The only time that will mark a property sold, is a week or two after the buyers have closed on it.

Hopefully your not the rotten neighbor. Even if you are there is always time to change:) For those of you who are planning on buying a home in Minnesota, this is great little website to find out more information about your neighborhood.
The other one that I would suggest is www.corr.state.mn.us and search your zip code for sexual offenders.
If you are looking to buy a home in the near future, you need to do your homework! Your knowledge will be key in the price that you pay and how long you have to wait to hear a response from the seller!
Currently there are several ways that homes are being represented on the market today!
This blog is only on how a short sale is represented! I recommend that you do research on the 3 main types that are used. These main three are Short Sales, Foreclosed/ Bank owned, and homeowner(what used to be the normal sale).
Short sale is a process where an agent or representative for an agent will find out how much a homeowner owes on their home and then will go to the homeowners bank and try to negotiate less than what is owed and sell it for that.
Since there is a gray area with the bank of the right price, a short sale is never a guaranteed sale. My company has done very well and has a process that works for us. Even with our process, there is still bumps in the road that can cause the sale to fall apart. Go to www.DaleFrisch.comand view the featured homes to see some that we have sold lately.
Short sales homes are better deals than most foreclosures and regular sellers. The reason for this is that the homeowner understands that the bank is not going to foreclose on them and there is a lot less anger when they move out. People that get foreclosed on have a tedious to take all the appliances and damage the home. The short sale will also be a lower price than the rest of the homes that are being sold by homeowners.
If you have the patients and the stomach to handle a short sale, I recommend them. On the other hand if you want a home by a certain time line, stick with the foreclosure and seller owned homes.
If you haven't picked a Realtor yet, do your homework and ask your Realtor a lot of questions with their experience in the current market. I normally tell clients to stay away from short sales since there are a lot of agents that have listings that will never sell. If a client understands the process, they I will incorage them.
