It amazes me how many buyers agents show up to show my listing and don't even have a print out of the MLS sheet. I spend a lot of time putting information everywhere... online, visual tours, at the property. I utilize a text messaging service, have a presence at Realtor.com, post to Craigslist. I try to give the information to let people know the in's & out's of a particular listing.

Recently, at an Open House, I tried a new technique. I posted small postcard sized cards that pointed out features about the house. Prospective buyers don't want you following them around everywhere throughout the house so these little postcards become my little "sales agents", telling the buyers what I would like for them to know about the house.

Yes, you can go overboard, but trully helpful information placed startegically throughout the home makes it so I can be at EVERY showing of my properties. I used Publisher to create the cards. It is fast, effective and cost effecient. Try it today.
