I am pounding out this blog with a sense of frustration I haven't felt in ages. If I hear from one more home seller that "My realtor is in charge of my listing and they will advise me if I need your services." I'm going to scream!
Now on the one hand, I guess I can't fault the Home Sellers for believing that with their commission paid, their agent is looking out for their best interest, but day after day, week after week, I see homes on-line that show so poorly, it's no mystery to me why it's been sitting for months. What IS a mystery to me is why agents in the Fayettebville, NC area will take multiple price reductions and yet not suggest the minimal, tax deductible investment in a professional Home Staging expert to determine the problem???!!!
Now, it's equally frustrating that while there are a small handful of agents that "get" how vital Staging is in this flooded market, the rest remain CLUELESS! Does that sound harsh? It's an understatement! I see listings on-line every day with a small handful of pictures--often duplicates or; my personal favorites...bathrooms with toilet seats up, close up corner shots of a room or crucial sought after pictures of bedrooms simply non-existant.
Here's the bottom line- In the Realtor's defense, their job is already a demanding one and their expertise is not my field. They should stick to what they know best and what earns their commission. By the same token, do your client the service of educating them on how today's challenging market works. It's flooded, so if their home looks just like the other thousands on-line, they need to step into the 21st Century and utilize the proven real estate tool of an expert Home Stager.
The bigger cities in North Carolina are so far ahead of us. Agents in Raleigh understand that homes must be staged before listing and THEY'RE SELLING HOUSES, while only 10% of Fayetteville's Realtors are. So, I pose this to you, Agents. Look at your listings on-line and ask yourself if they really are drawing people in. BEFORE you dare to suggest to your client that a price reduction is necessary, explain to your clients that desperate times call for desperate measures and they MUST defer to an expert to see what other possible changes could be made before slashing their profit and your commission! What makes your listings stand out above your competitors? Do your listings WOW on-line?
If you're not sharing this crucial information with your clients, then you're doing both of you a grave disservice.

and with that said, we also have an abundance of homes for sale or rent, which is precisely why Professional Home Staging is a crucial real estate tool! It's also a tax deductible expense upon the sale of a home!
90% of home buyers/renters utilize the internet to do extensive searching before visiting homes that appear appealing on-line. So, it stands to reason that your on-line photos have to WOW the public. If you're posting a listing that has either vacant photos, pitiful photos or no photos, don't hold your breath for that interested buyer. They have moved on already to listings that have warm, inviting photos. What do yours say?
Staged homes sell 30% faster and for more money. Don't let your realtor talk you into a price reduction before you get to the bottom of why your home isn't getting any interest.
I am professionally trained, have a keen eye for issues that prohibit offers and have the ability to see your home the way a discriminating buyer would. Often home owners cannot see their home objectively. That's where I come in.
My clients range in extremes from those who want me to handle everything, to simply wanting a consult. Generally, most jobs fall somewhere in between the two.
I have a genuine passion for what I do. My reward is seeing my clients thrilled with their new surroundings, their realtors newly excited about showing the home, and doing it all while not only saving my client's money, but helping put more of it into their pocket!
Call me today to schedule an in-home consultation, and "Let my passion lead to your profit!"

On the upside, I am amazed and impressed with how many men in Fayetteville know what home staging is, and see it's value. Despite that, however I am still seeing Realtors who are just not interested? I'm curious to know why they fight this. The Staging Diva herself, Debra Gould, once told me in no uncertain terms that Realtors were not going to be a solid source of clients.
Although, I've never known Debra to be wrong, I cannot shake the logic of working together to improve client photos, showings and sales, and so I am forging on in search of that agency that embraces professional home staging.
Even MSN.CareerBuilder.com "gets it"! A recent article named Home Staging as the number one occupation on the rise, and discusses how "STAGERS AND REALTORS WORK TOGETHER TO SELL THEIR CLIENTS HOMES". So c'mon, Fayetteville, let's get with the program and show the rest of the country how it's done! We've successfully held the market to impressive heights while the rest of the country has lost value and now has too many properties and nothing's selling.
I have a passion for staging and know what I can do here. Give me a chance to wow you too! Please take a few minutes to view my website and then view yours. Which of your client's on-line photos need the TLC of a home stager? It's a win-win for everyone! My slogan is "Let my passion lead to your profit!"

I have landed the client of a lifetime! He's a retired Army officer who buys up homes and flips them. He's hired me for staging them and he couldn't be a greater client to work for. He's open to all suggestions, and jumps on any task I give him without question. Time to rent furniture and need money for decor? No problem! "Dan" understands the concept, and value of this priceless service. We have the same goal, get it done quickly and cost effectively, and everybody wins!
I am out there reaching out to seller and renters alike. There are so reasons for staging, including hosting events in your home like wedding/baby showers and what a gift re-doing a room for someone is! Father's Day, Mother's Day, a Solder coming home!
Realtors of North Carolina... I hope you can see how I can help both you and your client for very little (tax deductible) investments. Staging sells homes 30% faster--why not call me today so I can "Let my passion lead to your profit!"
