Staging the Bedrooms: Why it's Important

A professionally staged home gives buyers the opportunity to picture themselves living comfortably in each room. When rooms are empty, buyers often have a difficult time figuring out where their furniture would go or even if it would fit into the space.

This is especially true in bedrooms that appear to be small when they are unfurnished. You need to show the buyer that, yes, a queen sized bed will fit comfortably in this master bedroom:

"Extra" bedrooms are often tiny, and appear smaller when empty. Here a small room is staged as a 's bedroom with twin bed, night table and dresser. Plenty of space for the essentials of a child's room.

In this extra bedroom, we used a double bed to stage a boy's bedroom. By using a double bed instead of a twin, we are showing buyers that is room could also be used as a guest room.

A long, somewhat narrow additional bedroom is staged as a home office.

Remember...you have to show the buyer how to use the space. Professional home staging does just that.

Staging the "Vanilla Box"

This is a wonderful view condo in Edmonds, but prior to staging, there wasn't much to look at in this unit to distinguish it from all of the other "vanilla boxes" in this community.

The condo has a great room, which includes the kitchen, dining area and living room. Potential buyers often have difficulty figuring out how to arrange their furniture in spaces like these. Also, these spaces always appear smaller when vacant. Amazing but true!

Would you want to sleep in a bowling alley?

Not many people would want to sleep in a bowling alley! As stagers, we sometimes refer to these long, narrow rooms as "bowling alleys". They can create special challenges when trying to envision just how to use the space.

This remodeled master suite has beautiful hardwood floors, wonderful natural light, great trim and warm paint colors. So what's the problem? It's a long, narrow room and most people would have a difficult time figuring out how they would arrange their bedroom furniture in here.

In the Seattle area real estate market, there are some hot deals in some great neighborhoods just waiting to be scooped up, remodeled and sold. "Flips" have not been as common as they once were, but investors are starting to see bargins that they simply can not pass up.
