Frequent Mistakes Sellers Make When Preparing Their Homes For Sale

Are you thinking of putting your home on the market in Pell City, Talladega or St Clair County? In my experience as a Real Estate Professional, these are the most frequent mistakes a lot of sellers make when preparing their homes for sale.

1. No Curb Appeal ~Do not worry about what the house looks like because most buyers will drive by the home after finding it on the Internet, if you do not have curve appeal your property will be removed from their list without even looking at it.

2. Everyone will love your freshly painted red family room. ~If you want to make the buyers fall in love with your property, neutralize it. Pick a neutral paint color that most furniture and fabric will match. This also means removing all items that personalize your home. Take down all photographs of family members and pack up all extra items such as your collection of CDs and video games. Sellers you need to understand what a mistake it is by not doing this when you are preparing your home for sale.

3. Overstuffed closets. ~This gives the perception that there is not enough storage area. Each closet needs to be at least one third empty. Buyers want to see that there is plenty of storage. If you are not using it, get rid of it.

4. The furnishings are too bulky and crowded. ~Put all the over-sized furniture in storage. Remember, you are selling space, not your furniture. You want buyers to see how much space you have so they can visualize their furnishings in your home.

5. Limited Lighting ~Homes with closed heavy draperies and dark window covering are depressing. Lighten up the entire home by removing them. Let the sun shine in through clean windows.

If your pet is a house pet, keep the home free of pet hair and odor. Remove the pet along with the food bowls and litter box if possible when the property is being shown.

You do not want the buyer to see repairs in progress; they will think you have neglected the home prior to placing it on the market.

10. Not making repairs. Unless you want to give your home away, if at all possible get the repairs done.

A home that is presented and priced correctly will sell for the best possible price in the shortest amount of time.

Terrified not knowing what was going on I went straight to the high school and checked my son out. Back at home glued to the television with my child safe within by reach, I watch the horrors unfold that forever changed the lives of thousands and this great country of ours. Sadness and grief overwhelmed me as it did the entire nation for the senseless act of terrorism that took place that day.

Fly your American flag today to honor those who lost their life on that tragic day, and for our servicemen and women fighting abroad to preserve our freedom. Together as a nation we will prevail and win the battle over terrorism.
