Lake Norman's real estate is not all that its growing due to the new found popularity of our wonderful lake, waterfront homes, schools, weather and quality of life.
Not far behind, one by one, us "Transplants" to Lake Norman from other states are bringing our favorite restaurants, eateries and markets with us! What was once an area with local southern-style foods is now home to some of the best and greatest variety of foods from all over the US.
Two of our newest members of the Mooresville, Lake Norman community are from Philadelphia:
Rita's Ice Custard Happiness and The Philly Pretzel Factory just opened side by side in the new Mooresville Crossing shopping center with Best Buy, Bed Bath and Beyond and Staples on Highway 150 just west of Williamson Road. (591 River Highway, Mooresville)
One of the toughest part of researching for my Lake Norman Real Estate blog is that I have to experience what I write about. My first stop was Rita's Ice Custard Happiness where I had samples of several flavors of their Italian Ices and Custards. Needless to say I bought a quart of their Lemonade Ice to go!
Rita's makes their 38 flavors of "cool treats" fresh every 2 days offering 8 of their flavors daily. The frozen custard tastes a bit like deliciously flavored frozen whipped cream and their ices are made with real fruit and have a wonderfully smooth texture. The Rita's in Mooresville is the first in the greater Charlotte area. 704.664.RITA.
If you like soft pretzels, you will love the Philly Pretzel Factory. Again, I myself to eat a warm, salted pretzel just to make sure they were good enough to write about. I was not disappointed!
The idea behind the Philly Pretzel Factory is to offer hand-twisted, hot, freshly baked soft pretzels salted or seasoned and served with a variety of dips from melted cheese to mustard.
They offer party trays, large boxes for business meetings, and even custom pretzels and pretzel hotdogs.

The Lake Norman neighborhoods I have featured so far have all been waterfront communities where the focus is on the lake. However, there other lifestyles offered around Lake Norman that are also very popular; wooded retreats with a focus on privacy and an almost rural feel. It is all about nature and a desire for a peaceful and even serene environment.
An example of this is the recent Crescent Community The Farms; another quality housing development in Mooresville's Brawley peninsula on Lake Norman.
Instead of the more formal feeling of The Point or The Harbour at The Pointe just down the road, The Farms has a casual atmosphere. The rolling hills, heavily wooded lots (which range from .7 to 2.5 acres) and the absence of curbs and sidewalks create a private and rural environment. Most homes share a more traditional design style with large front porches and a touch of Craftsman detailing.

Since it's opening, 190 properties have been sold through our MLS (some new construction homes do not get listed in our Multiple Listing Service) with an average sales price of $622,051 and average size of 3814 square feet.

If you have followed my Lake Norman Real Estate blog for a while you will already know that I am an AVID North Carolina Pottery collector; especially the unique face jugs made in the Catawba Valley. I have written about kiln sales, Burlon Craig and the fascinating history of face jugs and renowned potters like Kim Ellington, Ben Owen III, Charles Lisk, Steve Abee, AV Smith, Joe Reinhardt and Don Craig.
Two years ago, I learned the scoop about a huge pottery festival in Hickory where, I was told, if I got in line really early in the afternoon for the Preview Party on Friday evening I might actually get to buy a Charles Lisk Face Jug from Charlie himself! I got there about 3:00 and was one of the first 30 or so to get in line. My prize was this Blue Charles Lisk Face Jug:
Last year, my kind son and I decided to make a day of it and arrived at 9:00a.m. We were one of the first 5 in line and had a great time getting to know all of the other avid collectors crazy enough to get in line that early. It ended up that I was first in line for Charlie Lisk and my son went straight to Steve Abee. We came home with some beautiful pieces!
Well, this weekend it is your turn!
The 11th Annual Catawba Valley Pottery and Antiques Festival is this Friday and Saturday, March 21 & 22. Located at the Hickory Metro Convention Center, this event will feature an incredible number of my favorite potters as well as antique dealers who will offer old collectible pottery from such masters as Burlon Craig and the Reinhardt family.
Unfortunately, I believe it is too late to get tickets for the Friday evening Preview Party as tickets must be purchased in advance by calling Dr. Huffman, Pottery Festival Chairman at 828.322.3943. The cost is $40 per person.
I am not able to attend as I have buyers coming in to town to look at waterfront homes on Lake Norman but look for me in line next year!
Saturday, the doors open at 9:00a.m. and tickets are $6 for adults and $2 for children under 12. While some of the most popular potters may sell out on Friday evening, there will still be a great selection of pottery from all over the state on Saturday.
The is a fundraising event for the Catawba County Historical Society and the North Carolina Pottery Center.

Yesterday I wrote a summary real estate market analysis for the entire Lake Norman area ( MLS areas 13/1-5).
It is important to understand that the MLS divides Lake Norman towns like Mooresville in to two parts; the area closest to the lake itself and the area far enough away to not be considered Lake Norman neighborhoods. In Mooresville, the area west of the I-77 along Lake Norman is included in the Lake Norman area 13/2. However, the section east of the I-77 which is the actual town limits of Mooresville has a different MLS area number 12/6 and is part of South Iredell County.
I decided to search our 2008 real estate housing data first for the entire area with a Mooresville address:

The most important figures to note:
Summary: The entire area of Mooresville has about the same amount of months of housing inventory as the whole Lake Norman area, has suffered an even greater drop in the number of homes sold but the average sales price has dropped only about half as much as the entire Lake Norman area home sales.
It happens that the Lake Norman area of Mooresville falls into one zipcode: 28117 and the actual town limits of Mooreville has its own zipcode: 28115. Here is how the sales look when separated from each other:

The most important figures to note:
Summary:
It is clear that homes in the west side of Mooresville, zipcode 28117 which are along the shores of Lake Norman, have an average listing price of over twice that of the 28115 area. While both zipcodes suffered declines in the number of sales and average sales price, the time it takes to sell a home in 28115 is 40% faster than the higher-priced Lake Norman homes and their number of homes on the market for sale in 28115 is one third of the that in 28117. All of this supports my quarterly sales analysis which consistently shows stronger activity in homes listed up to $300,000, quicker sales and less competition.
