SO YOU WANT TO DO A SHORT SALE? WELL, WHERE DOES ONE BEGIN THE PROCESS?

Unemployment and job loss looming on the horizon? Well, I hope this never happens to anyone in the Lowcountry areas of Hilton Head and Bluffton, but the reality is that it could happen to anyone.

Sure, you've heard a lot about Short Sales and Foreclosures but may not know the difference. In the next few days, I'll be writing some blogs that explain some of the more important issues that you will face if you're considering a Short Sale.

For starters, just WHAT is a Short Sale? A Short Sale is when a lender agrees to accept less than what you owe on your property. You will most likely need to be a few payments behind on your payment before the lender will talk with you but not always. Banks have become much more approachable in the past few months (maybe they're finally grasping the full picture?)

So for the purpose of today's blog, the first thing you will need to do is find a contact person in the Loss Mitigation Department of the bank that holds your mortgage. That is the department that you will contact to discuss the terms of the short sale.

REALTOR DIANE BELL'S NOVEMBER 2008 REAL ESTATE REPORT FOR HAMPTON HALL, BLUFFTON, SC

Despite all of the negative real estate news nationally and locally, I'm seeing a bit of an uptick in the Hampton Hall Real Estate Statistics for November. There is a gradual strenghtening in home prices and less inventory on the market compared to this same time period last year.

For the month of Novmeber, there were 5 new listings that came on the market with an average list price of $697,400.

We saw 3 homes go pending that had an average listed price of $592,665.

One home closed with a average closed price of $530,000.

Total sales for the month was $530,000 with an average days on the market of 180 days.

Closed price to List Price ratio was 91.38%.

Keeping in mind that November was one of the worst months for the year so far, it is at least encouraging to see some pendings and a sold transaction.

TECHNICAL COLLEGE OF THE LOWCOUNTRY RECEIVES GRANT TO AID ENTREPRENEUR'S

It is GOOD NEWS to hear that the Technical College of the Lowcountry recently received a $90,000 grant from the U.S Department of Agriculture and Rural Developement that will enable the college to open a Rural Business Hub somtime this winter.

With economic conditions what they are, I'm sure this will be a huge benefit to anyone who has an entreprenurial spirit and is endeavoring to start a new career or business. Those who sign on to the program will receive counseling, meeting space, clerical help and access to computers, copiers, fax machines and phones (all for free.) I think this will go a long way to getting people started along a new career path.

MAIN STREET YOUTH THEATRE AFTER SCHOOL PROGRAMS---FOR THE CREATIVE KIDS IN THE COMMUNITY OF HILTON HEAD

Last Sunday, I took my grandson to the last performance of "A MAIN STREET CHRISTMAS" produced by the Main Street Youth Theatre and I can honestly say I was blown away! The excellence as well as creativity of these kids was nothing short of awesome. Although this year's performance is over, here are some upcoming after school classes sponsored by the Theatre.
