Investing in Tax Lien Certificates

Diversified Investors Group's (DIG) next monthly meeting is June 30, 2011 at the Holiday Inn in Ft Washington. Our speakers are Bill O'Neil and John Hepner and they will be discussing Tax Lien Sales and how you can invest in tax lien certificates.

If you are a member of DIG, come check out this meeting for a great way to get high yield and little risk for your money! If you have never been to a DIG meeting, you can attend for FREE as our guest!

Our own John Hepner will be here along with one of DIG’s Founding Father’s Bill O’Neill to teach you a different strategy for investing. Many states have passed legislation which enables the taxing municipality to create an instrument called a Tax Lien Certificate. When a taxpayer does not pay their taxes, the municipality has a revenue shortfall. Once delinquent, the municipality will sell the delinquent taxes, at auction, to investors in an instrument called a "tax lien certificate". The investment has a high rate of return, but with little risk since the tax lien has first priority lien on the underlining real estate. When the taxes are paid, the municipality redeems the Tax Lien Certificate & sends you a check, which includes interest during the time you purchased the TLC until it is redeemed. This is a quick overview of the process, more details will follow at the presentation.

John Hepner has been a proud member of DIG since 1981 and is a past President. He has been investing in all forms of real estate since 1981. His experience includes suburban apartments, low income city housing, single family homes, shore vacation rentals, buying and selling mortgages, exchanges, installment sales, subject to and now tax lien certificates.

He is a proud member of DIG since 1981 and also a past President.



Also presenting is Bill O’Neill who was a Board Member of DIG as well as one of DIG’s original founding Fathers! He has been a real estate investor since 1979.

Initially Bill invested in Philly and still receives 3 checks for mortgages he took back when doing flips at the end of the 80's. He has moved His RE investing to Puerto Rico where he currently resides with his wife. Bill owns 7 rental properties in Puerto Rico & a total of 15 units. 3 of the rentals are condos on the beach. He is a CPA, past auditor with HUD for 18 years, which gave him great insight in the housing business & was a great help in his real estate ventures.

Bill has a website called TAXLIENCERTIFICATES4SALE.COM where he offers some of my TLCs for sale for those investors who don't have the time or inclination to research quality TLCs on their own. He has been an active & successful TLC investor since 2009 after taking in depth training on all aspects of TLC investing.
