Today my presenter partner (Linda Drummond of Drummond Public Relations) just finished the first of a twelve part series on Social Networking.
Why focus on Social Networking? There is a growing need to brand one's identity, be current with contemporary trends and behaviors, capture eyes and learn the mechanics of Social networking.

MUST SEE: Coworking space eCitySocial for entrepreneurs Heights 77008
Coworking space eCitySocial is a space dedicated to small business entrepreneurs and professionals. The found Marc Frazier was formerly an IT director for an oil and gas services company. After a small term at the Houston Technology Center, an incubator for small business to raise capital and get the experience and support to grow a business, Marc decided to create a space with less formality and more celebration.
Located on near 11th street, on 1123 Yale, in the Historic Heights, eCitySocial is a renovated 1920's home that offers conference room space, wireless internet, private office space and back office services (mail drop, copying, and printing) In the second 1920 home there is space to hold events.
"Part of the inspiration for this space came from Festival Internacional Cervantino" which is an annual festival for the performing arts and culture held in Guanajuato, Mexico. "We wanted to take that same festival/social atmosphere and create an environment where that can happen.
When you get to the yellow house on Yale, you will see a handpainted image Cervantinos on one of the window panes to honor and remind visitors of the inspiration. The coffee served is donation based rather than offered via menu like other competitors. You can work, read, collaborate or meditate.
There's more inspiration that Marc's vision holds. At eCitySocial Marc is dedicated to giving back to the community. He is working with a local group for an outreach to youth on Friday evenings.
He also sponsors local artists' works such as John Paul Hartman who is a mix media conceptual artist. Another term John Paul uses is "assemblages" for those who are art aficionados. In the rear of eCitySocial the garage has been converted to showcase local artists' work.
When you drive by, some days you can find an airstream mobile food kitchen, called "What's Up Cupcake", a local Heights business with a strong local following.
Come by whenever you can to hangout. Enjoy the space, walk around and get inspired, or collaborate with other entrepreneurs. Definitely a place to see for yourself.

Formerly Edloe Deli, Edloe Cafe, now under the helm of E.I. Thomas provides an upscale cafe atmosphere in a neighborhood setting. Nestled in West University, E.I.'s vision for Edloe Cafe is a place where the nearby homeowners can stroll in with their kids in workout and play clothes and can enjoy a fantastic meal: chicken fingers for the kids and wine for the parents.
One direction, E.I. Thomas has taken, is the approach to the ingredients for all meals. He has fresh fish (not frozen) such as mahi-mahi and tuna shipped in every day and organic hormone and steriod free meat from Niman Ranch. They reformatted the space as well by fully redoing the kitchen as well as adding 9 new items on the menu.

MUST SEE: Flora and Muse, City Centre, West Houston, Memorial, 77024



Houston Area Real Estate - The European Inspired cafe Flora and Muse recently opened in the new West Houston Luxury residential and retail center called CityCentre. The owners of Flora and Muse wanted to create a space where several types of people could come and enjoy an experience: the busy professional on their way, friends sharing a cup of coffee and desserts and enjoying one another, or those who want an unique dining experience.
When you first walk in, you are in the floral and pastry shop. At Flora and Muse you can quickly pick up a bouquet of flowers (men!) to take home to your spouse or grab coffee and a bite to eat. The decor seems to remind me of grandma's formal living room.
When you reach the back part of the restaurant there is an area of tables and booths where you can enjoy breakfast, lunch and dinner. The atmosphere at Flora and Muse encourages you to tarry and stay for a little bit or all day. Some people have been known to stay in the morning and then end up being there the entire day. Flanking this area are unique art pieces. You have got to go and check out what they have put up.
On the opposite side of the floral and pastry shop at Flora and Muse is the restaurant and bar. This section is a perfect space for an evening meal with family or with clients. Recently I hosted a trunk show (fashion and clothing) for my clients and used a private section draped with a large luxurious curtain and covered by three large chandeliers.
Come and hang out at Flora and Muse today, in the upscale retail CityCentre in Memorial, West Houston.

Selling A Home Quickly: Remove later headaches using the tool of a pre-listing inspection
Are you a seller looking to get maximum value for your home? Do you want to keep the transaction smooth so that it closes on schedule?
As homeowners we enjoy our homes and oftentimes have very busy lives. For many years, I would go about living my life and working and not realize that there are maintenance items to attend to with regards to my home. After all, it's my home and I could fix whatever is broken or not. I'd like to think that I would maintain my home regularly.
Realistically, most homeowners do not.
[Why should I do a pre-listing inspection?]

- Identify the deal killers prior to listing the property on the local MLS (such as Houston Area Realty website www.har.com)
- Determine the marketing adjustments needed to sell the property (e.g. lowering the price to match the repairs needed)
For older homes and sometimes newer homes (especially if you are not the original owner), it is wise to get a pre-inspection to determine what parts of the home need some attention.
Purchasing a home]
[Let's walk through the process of purchasing a home
1. Buyer falls in love with the home
2. Buyer's agent submits offer to seller. Buyers have a mix of emotions. Buyers are excited to get their home and worried if they can meet on the same page with the seller.
3. After negotiating, offer is executed to a contract where buyer and seller agree on terms. Buyers now worry about the inspection report. Some have buyers remorse. First time home buyers are often worried about paying off that 30 year mortgage. How much interest do I really pay for that house?
4. Inspector performs a review of the home. Structural. Electrical systems. Plumbing. Evidence of wood destroying insects. Stucco review. Pool review. Depending on who the buyer hires you can get someone who is very diligent like a structural engineer or an inspector who specializes in a specific property type (such as pier and beam homes in 1960's). What do the Buyers receive? a report card of things "wrong" with the home.
Negative Report Card: Recall that buyers can be erratic in behavior and can surmise that something out of code (e.g. two electrical wires should be capped with a plastic housing) is going to render the home unlivable or surely the home will explode or something worse. Recall that at this point, especially during the due diligence period when inspections are done, the buyers are in the most fragile state and can determine for whatever reason to back out, rational or irrational.

Loss of money: So whom would you like to control the deal? At this point, the buyer will probably pick the most readily available contractor/vendor to get a bid. Would that be to your advantage?
Lost time in the market: Should the buyer back out for whatever reason, the seller know has knowledge that an inspector has rendered a professional opinion. The listing is now tainted and offered to the public in an unfavorable light. The sales process has lost momentum and traction because no other buyer suitors will see a house under contract.
Frustrations to the seller: Unfulfilled sale means that repairs need to be made before putting it back on the market (what buyer wants to buy a busted home). You get to continue to vaccuum, clean and prepare the house for future open houses and buyer showings for 1-2 hours at a time.
5. After negotiating for repairs, executed contract is now "hard" and the process moves on to completing buyer financing.
6. Etc, etc. to close.
[Benefits to a Pre-Listing Inspection]
When Selling A Home Quickly, perform a pre-listing inspection.
* Reduce costs - Sellers can do repairs much cheaper or have selection of vendors rather than have a buyer/buyer agent identify and provide bids. Who likes to reducing their value of their home at the control of the buyer?
* Managed process - Sellers can be present with the inspector to interact with and get a true sense of the issues and what the best course of action would be.
* Strong marketing - Items repaired on a pre-inspection communicate to the buyer that the seller is meticulous and cares about their home giving confidence to the buyer that they are getting something good and not have to worry in the deal.
* Good documentation - Items repaired with receipts and warranty of the work serves as good documentation to the sellers disclosure. Third party endorsements and warranties are always good.
* Helpful decision making - Sellers may decide not to sell the home. Why? If the costs for repairing broken items plus marketing costs and closing fees minus the remaining loan balance exceed what the market will pay for the home, it may not be worth the hassle of selling. Employ an agent who has experience with working with real estate investing or someone who can provide you a bottom line net to your pocket after ALL costs. Not all realtors understand how to get to this number.
