Riparian Preserve

Riparian Preservein Gilbert is known for the hundreds of birds that call Riparian Preserve home. The Riparian Preserve is located in the heart of Gilbert at Guadalupe and Greenfield surrounded by residential homes. East of Greenfield at 2757 E Guadalupe Road next to the Southeast Public Library in Gilbert.

There are school, public and youth programs available at the Riparian Preserve. Visit their website at http://www.riparianinstitute.org/default.cfm to see everything they have to offer.

Whether you have a couple hours or a full day to spend at the Riparian Preserve, you will find the Riparian Preserve relaxing and exciting at the same time. The Riparian Preserve encompasses 110 acres and has over 200 species of birds that do call Riparian Preserve their home in Gilbert. During your visit to the Riparian Preserve you might see some very rare birds. The water ponds can be covered with dozens of ducks and shorebirds that one would not expect to see in the desert.

If you find yourself with nothing to do on the 3rd Saturday of the month from October through March take a drive over to the Riparian Preserve. They offer free Family Bird Walks every 3rd Saturday from October through March departing at 8 am and returning around noon. This scheduled walk needs to have a reservation as it fills up quickly. The number from the Riparian Preserve website says to call Marion Saffell @ 480-668-9393 or Krys Hammers 480-413-9805 for reservations for this family bird walk. They will even loan you binoculars for that up close and personal look at the beauty of these flying creatures.

Whether you are an experienced bird watcher or novice bird watcher, most likely you will be there with either your camera or binocular or possible both. A friend of mine visits the Riparian Preserve often and comes away with amazing pictures to share. I hope you enjoy these as much I as do.

You can walk with your dog or bring a friend. Be careful if you look up in this preserve at Water Ranch.

Thinking about purchasing a new build? What about my Real Estate Professional, could I get a better deal without them when looking at a new build? The answer is NO!

Would the builder give me the commission that they would pay my agent if they were not there to help negotiate my new build? No!

Can I get them to lower the purchase price by that amount of the new build? No!

If you do not think that taking your Real Estate Professional to assist in the negotiation for you with your new build is a good thing, you are very mistaken.

If you believe the builder will give you the extra discount on that new build vs taking your Real Estate agent there to assist you, you are incorrect on that too.

A Real Estate Professional can review the contract and make sure everything is there to your satisfaction. Have you heard that the builder aka seller on your new build properties will pay for your closing costs if you use their lender? What if you can not get qualified from their lender but can from your own, now what? If your Real Estate Professional was me, we would put a clause in your contract that said if the builders lender can not qualify the buyer and if the buyer seeks their own lender that can qualify them, then the closing costs on the new build will still be paid by the builder/seller. That alone could save you thousands of dollars in your pocket. Want a premium lot but do not want to pay the new builder premium? A lot of times your Real Estate Professional agent can assist in those negotiations as well.

Recently with another new build in Gilbert I was able to obtain for my clients a washer/dryer refrigerator package valued at over $ 2500 to be included with their new build because I was there to represent them.

Loop 202 thru Ahwatukee/Foothills

Loop 202 thru Ahwatukee/Foothills yes or no? The answer of whether the Loop 202 thru Ahwatukee/Foothills will be built is something residents have been waiting years to hear. This debate and question has been looming the area since the late 1980’s. Is the Loop 202 thru Ahwatukee/Foothills going to happen? The Gila River Indian Community will be sending this issue to a public vote on February 7th according to the Ahwatukee Foothills News. Residents of the Gila River Indian Community (GRIC) will decide if they will allow the Loop 202 thru Ahwatukee/Foothills to be built on their land. A spokesperson for the GRIC said a tally of the public vote could be known as early as the following morning.

If the Loop 202 thru Ahwatukee/Foothills does not happen thru the GRIC then it would most likely go thru South Mountain and the Foothills. This could mean a number of homes being destroyed and demolished by the state along with a portion of the mountain. The state has been purchasing some land and homes in the foothills over the past few years.

If you have purchased a home in the Ahwatukee/Foothills area south of Chandler Blvd you should have signed an area disclosure talking about the possibility of a freeway going thru your area. The fact that Loop 202 thru Ahwatukee/Foothills runs 2 blocks from your home could detract you from purchasing there.

ADOT has been instrumental in trying to come up with alternatives and developing the least impact routes to the west side of the valley but homes will be lost and communities rearranged if the vote is not favorable.

Even if the vote is favorable the Loop 202 thru Ahwatukee/Foothills still might not happen right away (ok it hasn’t been right away for almost 30 year ) There is a number of factors and steps that need to be addressed and this is just one of hundreds that needs to happen.

The decision of whether the state can put a freeway on Indian Land is totally up to the Gila River Indian Community and what the state is willing to pay to make that happen. After that, there is environmental impact statement reports for the community to review before allowing the Loop 202 thru Ahwatukee/Foothills to be built on Indian Land.
