Recently, rezoning signs have appeared at the commercial property that used to be the Kroger grocery store at Mabry Road and HWY 92 in Roswell. Anyone that is familiar with this area in East Cobb County knows that this shopping center has seen better days. After Kroger exited the property, Stein Mart followed suit and left as well. The remaining tenants have suffered through limited traffic with no anchor stores to help. They finally have some interest from new anchors including a movie theatre with food service and a major chain which will remain unnamed at this time.
Some area residents that I have spoken with are in favor and others are not. This baffles me as something that adds to the community and fills vacant commercial space that has been sitting for what seems like a lifetime, seems like a no brainer. Is it better to remain vacant? I don't think so.

The Alpharetta GA real estate market is moving along steadily. The following is a recap of the activity for January, 2012. There is still plenty of inventory in the area with 694 active listings for sale. The current home listings in the Alpharetta area range from $35,600 to $8,900,000. The average price for these homes for sale are $574,480. A four bedroom single family home with 4 bedrooms and three and a half baths is the standard for this area.
There are 167 homes that are currently under contract and pending sale.
The number of homes that have sold in the Alpharetta, GA market in January were 78 homes, ranging in price from $72,000 to $1,850,000. Some of the neighborhoods that showed activity in the area were Harrington Falls, Crooked Creek, Kennewick Place, Avensong and Tuxford.
The Spring market is approaching fast and interest rates remain low. Listings are remaining steady and we should have plenty of homes to select from in the coming months.

For the month of December, the Alpharetta GA real estate market had 92 sales priced from $85,000 to $950,000. The average price for the sales was $314,577. Days on the market were a tolerable 93 days. Some of the more active neighborhoods in the area were Country Club of the South, Kennewick Place and Avensong.
For the active Alpharetta GA homes, there are currently 690 properties available priced from $76,900 to $8,900,000. Quite a wide variety for sure. The average listing price is $573,432.
Now that the Holidays are behind us and interest rates are very low, things are beginning to be more active.
