Here in Southern Maine it's steady as she goes for Home Sales.

Sales of Maine’s single-family existing homes increased 4.34 percent during the month of December, the sixth consecutive month that Maine home sales increased over 2010. The statewide median sales price over the past 12 months is $160,000.

The National Association of Realtors (NAR) reports a national single-family existing homes sales hike of 4.3 percent in December, compared to December 2010. The National median sales price is $165,100. In the regional Northeast, sales increased 3.3 percent, while the Northeast median sales price is $231,300 over the past 12 months.

Since the groundhog has predicted an early spring, look for an active spring market.

Walking Land in the Fall - Safety First

Autumn...A great time of year to look at large parcels of vacant land. Trees are golden and red, crisp breeze and no insects and the remaining greenery is still lush.

The perfect time to buy Maine Waterfront

Fall - the tourists are gone, as are the thoughts of the beach.

However this is the perfect time to look at Maine waterfront properties especially on lakes and ponds throughout Maine.

During the summer months, rental cottages often limit showings to Saturdays during the key exchange period and scheduling showings during the week can be hit or miss as to not interfere with BBQ's and other summerime fun.

In the fall it's another story. Many cottages and homes might see limited use on weekends or are being winterized and sellers are often feeling a little end of season desperation and are more likely to drop their price in an effort to grab that late season buyer.

So get out there and look! Schedule a full day of showings and get a jump on next year. Next spring you can be preparing for your own summer of fun.

The Southern Maine area experienced a busy fall with the first time homebuyer tax incentive driving a portion of the market. With the new extended and expanded version of the tax credit - allowing buyers to take advantage of the credit in the first quarter of the new year shows great promise in continuing the trend in to the new year.

We are even seeing buyers staring to jump back into the middle portion of the market ($250-500K) homes and I am working with home buyers actively looking in what is a traditionally slower time of the year during the holiday season. This is good news - heading toward stability in the marketplace in 2010.
