The Guiford Connecticut Agricultural Fair will be this held this weekend from September 19-21 at the 30-acre Hunter Farm off Lovers Lane. The Guilford Fair was established in 1859 and is the 2nd oldest agricultural fair in the State of Connecticut.

This is one of my favorite fairs to visit in Connecticut which attracts record attendance each year and this year will be no exception.
You can spend an entire day at the Guilford Fair visiting a variety of exhibits for livestock, arts & crafts, needlework, baking, canned goods, flowers, fruits and vegetables just to mention a few.
Come hungry because you'll find the largest selection of quality vendors serving up the finest food to whet your appetite. Then take a stroll through the carnival midway where you'll find rides and games for all ages.
There's fun and excitement visiting the petting zoo, taking a pony or camel ride, watching the circus act of The World Famous Flying Wallendas and Dondi the Elephant and the spectacular entertainment on stage this year with The Spectacles featuring the Sin Sisters, Andy Griggs and Chad Burdick.
The gates open on Friday September 19 at 1:00 pm and close at 11:00 pm. Saturday hours are from 9:00 am - 11:00 pm and on Sunday from 9:00 am - 7:00 pm. Hope to see you there!

Get On The Path To Home Ownership With Connecticut Down Payment Assistance Programs
About a year ago, I received a referral from a RE/MAX agent in Massachusetts who had a client whose niece was relocating to the New Haven Connecticut area to pursue a career in nursing at Yale-New Haven Hospital. 
At our initial consultation we discussed in great detail all of the steps involved in the home buying process and I listened very carefully to any concerns or apprehensions she had about the process and her vision of what her new home would look like.
We looked at a number of properties that next week and found a condo that she liked and wanted to make an offer on, however, after giving it some thought, she decided that she wanted to have some stability in her new job before moving forward to buy.
I totally agreed with her decision and applauded her good sense to wait and live with her family until she was ready to start looking again.
Around the middle of July I received an email from her letting me know that she was now ready and was very anxious to buy. Being a first-time homebuyer and knowing she had a decent income but not a lot of money saved, she was pre-approved for a home loan with financing through the Connecticut Housing Finance Authority and their Down Paymen Assistance Program (CHFA/DAP) through one of the lenders I work with that specializes in this program.
The entire transaction ran smoother than any I have had in some time from home inspection to appraisal to review of the condo docs to mortgage commitment to a clear to close.
This past Friday we closed on the condo and I relished in her joy and excitement about starting her future in her new home.
The best part for her was that she was able to close on her new home and did not have to bring a single penny to the table. After all the adjustments were made on the HUD-1 she got a check back in the amount of $850.00 from her initial $1,000 deposit.
If you are a first time buyer or a buyer who has not held an ownership interest in a property for the previous three years and meet the requirements for CHFA financing or for CHFA/DAP, it is one of the best programs that can put you on the path to owning your own home.

In a recent discussion with some agents in my area about the recent state of the Connecticut Home Foreclosure market, I wanted to find out how Connecticut ranked relative to what has been taking place nationally.
According to the latest report furnished by RealtyTrac for August 2008, Connecticut is ranked #17 nationally with a total of 1,798 foreclosure filings which consists of notices of default, auctions and bank owned properties.
With 1 in every 614 homes in foreclosure, New Haven County has the highest number of foreclousre filings with 567 followed by Fairfield County with 427, Hartford County with 397, New London County with 129, Litchfield County with 83, Middlesex County with 81, Windham County with 68 and Tolland County with 46.
While this initially appeas like bad news there are some good signs for the Connecticut Home Foreclosure market as this is a -10.72% change from July 2008 and a -17.14% change from August 2007 according to the report on RealtyTrac.

September 11, 2001 -We Must Never Forget Freedom Will Be Defended -
I hesitated to write a post about September 11, 2001 knowing that a great number of them would be posted but as I carry the sadness and the pain of that day with me always and will never forget the events that took place on that warm September day I decided I needed to write this for me.
Today we as a nation on the seven year anniversary of Sepember 11. 2001 pay honor to those who lost their lives in the devastating attacks that took place and changed this country forever.
The true meaning of heroism and bravery was demonstrated on that day by the FDNY firefighters, the New York City Police Department, the Port Authority Police and the passengers of Flight 11 & Flight 175 that hit the twin towers of the World Trade Center,
Flight 77 that hit The
Pentagon

My memories of this date are as vivid today as they were seven years ago and I am still brought to tears with feelings of tremendous pain and sorrow.
I found a tribute that was created a few months after the attacks of September 11, 2001 that to this day brings me to tears every time I watch it. We must never forget the events of 9/11 and how the images of that day united this country to stand up and fight together towards those that wanted to do us harm.
