Should I Sign An Exclusive Realtor Real Estate Buyer Agreement? (edit/delete)
Should I Sign an Exclusive Buyers Agreement with a Dallas Realtor or Real Estate Agent / Broker?
For Buyers:
It's pretty common for a new client to ask me if they have to sign an exclusive buyer agreement in order to work with me. Then there are questions from potential clients who are locked into previous agreements with other agents and they would do anything to get out of them so they can work with someone else. Why should anybody sign one of these? The simple answer to the question is no, nobody should sign these agreements. Do you sign these type of agreements when shopping for anything else? Would you sign one when you were shopping for a car, furniture, appliances or for any other items that involves a salesperson? Of course not! There is absolutely no reason to sign an exclusive buyer agreement with a real estate professional before they will work with you. I am a Licensed Texas Real Estate Broker and I advise you not to sign these agreements. I understand that the only person that gets any benefit from these agreements are the agents. There is no benefit to the consumer. Once you sign one of these agreements, you are obligated to work with the agent you signed with. It doesn't matter if you don't get the service that was advertised. It doesn't matter that you just want to work with another agent. You are locked in for the duration of the agreement. I believe that my level of service is motivation enough for you to want to work with me. If it isn't, then you just walk away with no messy agreement holding you back. Just tell me you aren't getting what you want, shake my hand and we can both walk away as friends. Why would I do this? Because that is the way I would want to be treated.
