My apologies for the time in between blog entries, but believe it or not....I'M BUSY!!!! Our company has been super busy handling leads, working with our existing customers, and actually celebrating closings!

I looked at my hotsheet this morning (over a cup of coffee of course) and the news remained the same: 7 new listings in Wesley Chapel, with 3 sales and 2 pendings....equates to 2 new homes on the market in my beloved Wesley Chapel.

973 single family homes, villas, and townhomes on the market as I type this! 220 sales since 1/1/08, BUT 562 new listings since the same date! Kinda upside down! At least the builders have stopped building on spec and have started to build as the sale comes in.

So, if you are listing your home, you have a lot of competition...but don't fret, a solid marketing plan coupled with curb appeal and a show ready interior with a market driven price will lead to a sale! (A good Realtor doesn't hurt either!)

If you are a buyer: you should be drooling by now...so BUY NOW! I am seeing prices that are reflective of 2002 and 2003!

Each morning I check the Wesley Chapel hot sheet to see what is newly listed, pending, or sold. And each day I see that there are more new listings than homes that went pending or sold. Until that numbers inverses, we are going to continue to see prices stagnant or further decrease. On a positive note, builders are no longer builing 'on spec' and adding to our inventory woes, and large planned developments such as Wiregrass Ranch are on hold.

And finally, until sellers realize that if they bought their home from mid 2004 on, the value of their home has gone down! It is worth less! I know it is a hard pill to swallow, especially if they HELOC'D it up even higher, but your homes value is a market value, not a what you owe or want to get out of it value.......
