REO's, REO's, REO's. What's going on with These REO Agents!

Last year 2 of the Deals I closed were REO's, things went very smoothly, and the Experience for my clients was excellent. Now that the market has changed we are in a REO saturation, and these REO agents can't handle the Work Load.

True Story: I have a well qualified Client Excellent Credit Score above 730 fico, Excellent Income $90k per year $10k down payment able to close in 30 days, The property in question is selling for $175K 3bed/2bath Single family Residence, MLS Status "ACTIVE". I called the Listing Agent, The assistant answers, I asked " Do you have any offers on the Property located on 123 Main street(not the actual address)" No, and the banks will respond within 48-72hours to all offers, send us an offer will get it through." I submitted the offer, Days went by, almost a week went by. I called the Agent just to see how things are moving along, They replied, Oh we have several offers on that property, and The banks are reviewing them.

Weeks went by, then I receive an email which states, all offers are being considered, please email us your clients Highest, and Best offer. I sent the Same price my clients wanted to pay for the property, and a week later no response. I called the Listing Agent again, just to talk to their assistant who couldn't answer any questions, and I would have to speak to the Listing Agent (that's who I called in the First Place!") The bank went with another offer, two days later the Listing Agent called me(wow a miracle happened, they exist actually) In a very pleasant voice he said that my clients offer was accepted, and are they still interested. After telling my clients about this process with this bank, and non-communication with this agent they decided to pass on the property and went with another one.

I heard other agents in the office with their offers, and Begin to listen, and just as I thought it was the same agent, I did a MLS search and saw that this agent has over 250 Listings. Which is good if you can actually handle the work load, and of course you would need assistants to assist you, but what happens when time frames are not being of the essence, it brings other Agents business to a halt because you can't answer the phones, or your assistants are over whelmed with phone calls.

My suggestion only take on the business you can handle, there's no room for greed in our Profession, word of advice to all Real Estate Agents. In any market Good, or Bad there's business out there if you seek it, but your Reputation is what sticks in the mind of the public, and your Fellow Agents, Lets put our integrity first,and everything will fall into place.

For instance, Xango, Monavie, Herbalife, all hold conventions in Utah, Vegas, Los Angeles, just to name few; and they are always looking for meeting space with rooms for overnights as conventions are generally 2-5 days.
10. Training Center - complete with grounds for work out, fitness center, swimming, sauna, soaking pools, etc.
11. Assisted Living Facility - (baby boomer generation and older are living longer and in need of external assistance in daily living, due to time constraints on family members. These facilities are in huge demand)
