If you or your clients are sprucing up the yard for a future sale and you find that a tree or two that were healthy last year look like they are dead now, hold on a second.
We have a momosa tree that didn't leaf out this spring and looked dead and were even told by an amature landscaper that it was dead. However, it is doing great now and we are glad we didn't follow his direction and chop it down.
A friend whom is a realtor and owns a nursury says that whenever there is a drastic change in the weather ( we had one of the wettest springs ever) certain trees will skip a year of growing leaves, but will be alright next year. If you think a tree is dead, just scrape a little bark off and if it is green or yellow underneath,it's ok, just waiting until next year to bloom.

We have a lot of smaller towns around Vancouver, WA and potential buyers sometimes ask about the history of certain areas. So today we will talk about Ridgefield, WA.
Ridgefield is just 10 minutes north of Vancouver. The original inhabitants were the Chinook tribe, who had a large fish named after them. Lewis and Clark visited them on their way to the Pacific Coast and enjoyed them so much that they stopped for a visit on their way back.
James Carty, who was an Irish immigrant, filed the first Land Donation Claim in 1840. He was the only settler until 1853. It must have been kind of lonely out there by himself, but maybe he liked it that way. Or maybe he didn't want anybody to find him, who knows? There is a Carty Street named after him, or one of his relatives.
The original name was Union Ridge, because of all of the former Union soldiers who settled there, and the name Ridgefield was adopted in 1890.
Like most small towns, it continued to grow and more people settled in and businesses, schools, electricity and all those good things followed to make it a great little downtown area with plenty of open spaces aroud it. Three years ago the Parade of Homes was located just outside of town with some stunning houses.
Ridgefield is famous for something we all use. It is home to the first U-Haul trailer, which was built there in 1945.
Ridgefield still has the feel of a small town and is a great place to live.

A lot of buyers are confused as to the difference between a Townhome and a Condo. The major difference is that in a condo, you own from the paint in. With a townhome, you actually own the entire unit, including the ground underneath.
So how do you own a unit that is connected to another unit? Well, with a condo you have a common wall between you and the person next door. But with a townhome there are actually ( at least in the ones we built) 2 walls, yours and theirs.
Here is how they are constructed. As you stand in your kitchen you see the painted drywall. Behind that is the studs of the wall containing insulation. Attached to the back of that wall is sound deadening and fire retardant drywall. Then there is a small air space, about an inch or two wide, betwen your wall and your neighbor's. Then he has the same thing, so you actually have drywall, insulation, fire/sound board, air, fire/sound board, insulation and drywall seperating you. That's why townhomes are quieter. Another difference in construction is that the walls go all the way up to the roof and all the way down to the crawl space, so no person or fire can can access directly from one unit to another.
Of course the siding covers up the view of the airspace so can't actually see it unless you go visit the site during construction, and the realtor can point it out to the buyer so they understand why many buyers believe that townhomes are a better buy than condos.
An additional advantage is that the townhomes often have their own homeowners association, and since it is made up of the towmhome owners, they have the autonomy to set their own rules and dues.
