I think Summer is now officially over in 
Austin TX. We had 85 days in triple digits!! The old record was 69 days, and we didn't just break it, we smashed it!! And today was in the mid 90's. The rest of the week shows the temperatures going down to the low 90's. It's still hot here in Austin, but it's not 100 degrees anymore!
That is a record that I never want to come close to again! Rain teased us all day, but it never did actually rain where I was today. 40% chance of rain tomorrow, and we're all doing Rain Dances to make it happen!

Lake Austin is a constant level lake, so even though Austin TX is having a very bad drought right now, there is still water in the lake. We usually go to Lake Travis, but all the boat ramps on Lake Travis are closed because the water is low there. Lake Austin is really just a "river", but history calls it a lake.
We finally had a cold front yesterday. It was only 96 degrees instead of 105, so we took a lunch break and headed out. I had not been on the boat since I was 7 months pregnant with Landon, and the last time I wakeboarded was even longer than that... but it was almost like riding a bike.
I was hesitant at first, but then started edging back and forth in the water. I didn't dare try any jumps as it had been way too long ago since I tried that!

The City of Lakeway's Lake Travis Community Library
is hosting its own 2011 Dancing with the Stars Gala at the World of Tennis on Sunday, October 2, 2011 at 6:30pm.
This dance competition will feature several different styles of dancing, so it should be entertaining. What do you get for your $100 per person? You get Dinner, a Silent Auction, Dancing, Entertainment, and a Cash bar!

The Bee Cave Rotary is sponsoring a charity event called Bites of Bee Cave. This Bites of Bee Cave charity event will be at the Hill Country Galleria in Bee Cave TX on October 1, 2011 at 11am - 4pm. There are going to be many different restaurants present, and your $10 admission will get you up to 15 "Bites" from several of those restaurants.
Everything goes to benefit the Kids in Crisis Charity.
Some of the restaurants that will be there are Iron Cactus, Hill Country Pasta House, Two Hot Mama's Grill, Busters BBQ, Verdes Mexican, and many others.

The Senna Hills community in Travis County is having a fabulous year, compared to last year. Back in June, I wrote a Senna Hills Market Report that detailed the first half of 2011 and mentioned how the Senna Hills Home Sellers have finally started coming around. The trend is continuing. At that time, there were 19 sales already, and three months later, there are 22 sales with 3 more under contract, which is 25 thus far and the year isn't over. In 2010, Senna Hills had 24 sales total!
I ran some sales history year to date in 2011 and compared it to the same period, January 1 - September 13, for 2010. Here are the charts:
My eyes go directly to the middle of the charts, and I can easily see that the home sales in Senna Hills in 2011 have a higher average price as more properties are grouped together. And that's exactly what I found when I broke the numbers out.
2011 - 22 closed sales (not including the ones under contract) - averaging 95% of asking price, selling in 72 days, with an average sales price $559,961.
2010 - 18 closed sales - averaging 93% of asking price, selling in 92 days, with an average sales price $541,237.
Not only are houses selling quicker in the Senna Hills community in Travis County near Austin TX, but they're selling for a higher price along with a higher asking vs selling price! Numbers like this make for some happy Austin TX home sellers!
