Yesterday, I posted/blogged about needing a good real estate attorney in the Detroit Michigan area. Because I'm still pretty new at this, I think what I did was post it for people to see who are only in Michigan...but, I'm not sure.
So, today I'm reposting basically the same thing but, I'm going to do it the way I usually do and, hopefully I'll get some responses.
I'm trying to help a really nice lady that I met recently who had a short sale in Detroit two years ago. Now, she's being sued for $88k...the deficit amount. I've been involved in a number of short sales here, in Ellicott City, MD and not once has an owner-occupant ever had to pay the deficit.
I spoke with a real estate attorney that I know, here and he said, basically "It all depends on what was in the short sale agreement."
I told this nice lady that I belonged to an enormous network of real estate professionals and I would try to find her an attorney that I could refer her to.

I am in search of a good real estate attorney in the Detriot Michigan area.
Over the last few days I met the nicest couple who came here from Detroit two years ago. Unfortunately, they're not able to purchase a home in Maryland yet due to the wife having a short sale back in Detroit, that's still too recent.
What else she told me that was very hard to believe is that she's being sued by her former lender for $88,000...the deficit amount on the short sale.
My business partner and myself have done about 15 short sale transactions. Never in our experience has an owner had to pay back the deficit (or even pay taxes on the forgiven amount, for that matter).
I spoke briefly with a real estate attorney I know here, in Ellicott City, Maryland who told me that "it all depends on what was in the short sale agreement."
Sometimes in our profession you meet really good people and you just want to help them if you can. These people are some of those people.
So, I'm hoping to refer them to a real estate attorney in the Detriot area that would be able to assist them in getting to the bottom line on this for them. They don't expect any attorney to do this gratis so, if anyone knows of a good real estate attorney in the Detriot area, please let me know.
I told them that I belonged to a huge network of real estate professionals from all over the country and hopefully, I could find them someone to help.

With my office being located in Ellicott City, MD I'm fortunate to do a lot of Relocation business. After all, Ellicott City is ideally located between Baltimore and Washington DC. So, when people come to Maryland from other parts of the country, it's nice to be able to share with them not only the best places to get crabs (because we're known for our crabs) but, also a little bit of history about our State.
Maryland, was so named by King Charles I when he gave a charter for the land to Lord Baltimore but, only with the understanding that the new colony would be named "Maryland," after the King's wife, Henrietta Maria (aka Queen "Mary").
Maryland also has two nick names..."The Old Line State" and "The Free State."
The "Old Line State" was a moniker given to Maryland by Gen. George Washington who believed that Maryland had some of the toughest, most reliable, and most disciplined troops in the entire Revolutionary War. Gen. Washington was so impressed by this group of of Army soldiers that he would refer to them as "The Old Line."
The "Free State" is a nick name that Maryland received back in 1923 by Hamilton Owens, who was the Editor of the Baltimore Sun newspaper at that time. During that time period, a Georgia Congressman by the name of William D. Upshaw was furious with the State of Maryland for refusing to pass an Act that would support prohibition. Mr. Owens, in a mocking response to Congressman Upshaw, indicated that Maryland would rather secede from the Union all together than allow the Government to force them into prohibition, and thus would become a "Free State."

My business partner and I always ask our clients to please write a short testimonial about their experience of working with us. Naturally, we encourage them to be honest. Besides once, a long time ago when a client said that my partner was on his cell phone too much, we have had nothing but great reviews.
So, after a recent settlement of a home a home we had listed in Ellicott City, MD our sellers wrote a very nice testimonial about how smooth the transaction went and how they appreciated our professionalism, etc. We always post the testimonials on our web page but, we thought, let's put it on our FaceBook page, too.
Almost immediately, another agent that we've known forever also, from Marland...who, out of professionalism shall remain nameless posted some very nasty remarks about us not having any modesty and, he even went on to say, "Click! You're gone," as if he "de-friended" us. Not that I care but, we thought...How Rude!
So, I ask you how is posting a client's kind words on FaceBook so wrong? How is it any different from any testimonials from "real people" that we've all seen on TV or heard on the radio from satisfied customers of a home improvement contractor or a caterer or any other service oriented company? It's advertising, isn't it? I would think that anyone looking for a Realtor or any other service provider would want and appreciate knowing about other peoples' experience with that company.

Although I have so much to learn about this new platform, I know that I'm looking forward to alot more interaction with you all, and sharing what I know about Ellicott City, MD and what I've learned during my 23 years as a Realtor.
