6 Steps 2 Buying A Home In Time 2 Get the $8,000 Tax Credit

Are you interested in purchasing a home in the near future? It can be kind of scary if you haven't purchased a home before. I can help you through the process and guide you so it won't be frightening!

Here are the easy steps to get you closer to your dream of owning a home.

  1. If you contact me, we will get started on this adventure.
  2. After a brief conversation with you, I will ask a qualified and respectable loan officer to contact you.
  3. The loan officer can help us get the ball rolling for you.
  4. They can tell us what you can afford from your financials, and help you to decide what payment you are comfortable with.
  5. Then you can decide, with our help, how much to spend on buying your home.
  6. Once we get that part figured out, we can start looking for your home.

We will let you know if you qualify for the tax credit. If you are interested in purchasing in time to take advantage of the $8,000 tax credit, we need to close on your home on or before the end of November. If we wait until the last minute, we may miss the credit.

There will be many folks who will be disappointed because the loan companies, the appraisers and the title companies will not be able to promise to get the job done in time for all who will want to close at the same time.

I want to help you so you don't fall through those cracks or be one of the disappointed folks.

It's a Zoo!

Henry Doorly Zoo, Omaha, Nebraska

Our Zoo is one of the best in the world. Who knew they would forget to tell this critter he was not on display this week. Maybe they expected him to read the message. Maybe he went for a walk and they did not expect him to return. Regardless, I like this photo.

One of my favorite gifts to give is a one year family membership to the zoo.

We have six children and their families to buy for at Christmas. A zoo pass is not only a bargain, it is a treasure. They love it. They can go for an hour or a day and return anytime. Awesome gift!

I have bought them for families who referred me and who had several children. If you are ever near Omaha, stop in and see the zoo. You could spend many hours here and have a great time!

I HOPE THIS IS THE WORST THING THAT EVER HAPPENS TO ME

THIS IS MY MOTTO.

I SAY IT WHEN I WAIT TOO LONG IN LINE AND THE CLERK APOLOGIZES. OR ANYTIME SOMEONE IS SORRY FOR SOMETHING SILLY THEY HAD NO CONTROL OVER, OR A MISTAKE THEY MADE. A WAITRESS WHO IS SORRY FOR THE COLD EGGS OR EMPTY COFFEE CUP.

I COULD SAY, "IT'S NO BIG DEAL." SAME THING, IT JUST DOESN'T GET THE SAME SMILE OR REALIZATION THAT IT TRULY WASN'T "A BIG DEAL."

I REALLY LOVE GETTING THE SMILE. MAKING THEM THINK ABOUT HOW SILLY THE LAST GUY WAS OVER RAISING A FIT FOR WAITING HIS TURN OR SOME SILLY MISTAKE.

I SAY IT WHEN I AM FRUSTRATED, LIKE WHEN I CAN'T FIND SOMETHING. KEYS, A PEN, MY PHONE. (YOU KNOW HOW FUN THAT CAN BE.)

I SAY IT OFTEN. DAILY. IT PUTS LIFE INTO PERSPECTIVE.

BECAUSE WHEN YOU THINK ABOUT IT, I REALLY DO HOPE THAT IS THE WORST THING THAT EVER HAPPENS TO ME IN MY LIFE.

I KNOW IT WON'T BE. BUT I TEND TO BE OPTIMISTIC.

I HAVE THE HOPE ON A DAILY BASIS.

"NO SURPRISE " INSPECTIONS

HOW TO ASSURE YOU HAVE AN INSPECTION WITHOUT SURPRISES!

Ask other REALTORS® to refer a reputable inspector.

I hope the word gets out when an inspector does (or does not do) a good job for the parties involved.

Haven't you found that not all home inspectors appreciate the character of older homes?

Not all older homes are in poor condition. Several years ago, we had an inspection that called for four other inspections! A licensed Electrician, a Plumber, a qualified Roofer, and a structural Engineer!...why did the buyer hire him????

Like most REALTORS®, I have recommended several very good inspectors in our area over the years. I have a favorite who is honest, fair and thorough.

We need to find the one that works best with us.

I like an inspector who points out the good,

as well as the bad.

Who does not tell the buyer that the seller SHOULD fix

ANY OR ALL THE PROBLEMS HE FINDS.

Point out the problems, of course,

Just don't say who should correct them or who knew about them previously.

Don't make the buyer angry with the seller.

We will work out the details after the inspection.
