Interest rates in the Atlanta metro area flucuated a few basis points throughout the week; they have been on a uptrend in the last week. With the shaky financial markets rates are very difficult to predict and the average 30 year fixed rate here at about 6.12 on a 30 year fixed...buyers should really consider looking for a home NOW. Prices have dropped significantly and may be showing signs of leveling off. June 13, 2008 (Bankrate.com) -- Average rates on 30-year fixed mortgages in Marietta and Cobb counties rose to 6.12 percent on Friday, according to Bankrate.com's daily Your Best Interest report. A basis point is one-hundredth of a percent. The mortgages in the survey had an average of 0.55 discount and origination fee.

Westbury at Vinings is a newer Townhome community located on Church Lane between South Cobb Drive and Atlanta Road in Smyrna and still building new. The exteriors are a mix of stone and brick fronts in a classic style. Pulte, the builder has had great sucess with their contemporary floor plans designed around todays living. One interesting thing about the Pulte floor plans, of which there are two with some modifications to each, they have been building the same floor plan since 2000 which gives longevity to those built in the eary years of 2000 because they are still being built. The difference lies in the price differential of the resale vs the new build. So if one falls in love with the floorplans but the price may be out of reach on a new build it is probable that one could locate a pulte floorplan in an older community for considerably less...the same floor plan! Those folks who own the resales can boast that their floor plans are the same as the new ones. This makes for a relatively good investment knowing that a home built in 2000 has the same floor plan as others in new communities built in 2008...something to think about !!
Prices range from $285 to $325,000.

I must say that of all the townhomes I have previewed in the entire metro atlanta region, Palladian Manor Townhomes stands out as the shining example of attention to every detail...from copper plumbing to exterior maintenance and moulding details...excellence in construction exudes itself in every corner. The deck construction detail is exceptional in that they use the relatively maintenance free material, TREC on horizontal surfaces where water tends to lay...a definite showing of attention to detail and maintenance free living. These are a must see for buyers looking to be close in to Atlanta but far enough away in the woods to have it all.
