Just this week Realty Trac pointed out that buyers purchasing bank owned properties are saving 35% against fair market value. By opening yourself to the distressed market you can save thousands at the closing table and over the course of your loan.
I spoke with Tara Maye with Prime Lending in Greenville, South Carolina in order to clarify some of the points of their new streamlined 203k loan process which can have you at the closing table in as little a six weeks.

In an act of inspired brilliance, a group of intrepid athlethes have started a Hurling Club in Greenville South Carolina. This act has led to the first use of the sentence, "don't forget to put your sunscreen on before the hurling match."
Hurling is the national game of Ireland and is the fastest ball sport played on grass. The Youtube video below explains it best.
We are very fortunate in that The American Hurling Co. has chosen to base their manufacturing and import business in Greenville. Last week I had the pleasure of personally standing with the craftsman as he shaped a piece of local Ash into a hurl built to my specifications for the Peach Cup in Atlanta!

Contest Property Tax Assessment, Greenville South Carolina To contest your property tax assessment, call Greenville Real Property at 864-467-7300, and request the appropriate form to contest your assesment. You will need your parcel id # which you can find at the Real Property Search Page . Hopefully, if you have been overcharged, this information will be of use to you.
The Real Property Staff will type out the form specific to your case and will then mail you the form. You cannot apply online and they will not e-mail the form to you.
The form will prompt you in filling it out correctly.
Essentially Greenville has about 15 in house appraisers who assess property value. When you contest your assessment you must make a case for your reasoning. It is not enough to simply state, "we believe we were overcharged, please fix it!"
Simple things to check would be: Square footage, year built, flood plain status, power lines, overall condition of property, local market trends, etc. Build a case as best you can.
Market comps can be important, include recent appropriate sales comps with your return. If you happen to have an official current (2009-2010) appraisal on hand send it along. It is probably not worth the expense at this time to get a new appraisal.
Better than a bike it's a Zike
Zike LLC produces a revolutionary human transport device which looks a little like a stairmaster on a scooter, and is more fun than a barrell of monkeys.
The good news for Greenville is that Zike LLC has chosen to base their operations on Pleasantburg Road. At the moment the products are being imported but there are plans to locate a manufacturing facility in Greenville.
As testament to the originality of the design the inventor has 27 patents pending. According to the company website, "Zike's new freestyle hybrid scooters are an innovative combination of both a scooter and a bicycle - unlike any other on the planet."
Forward thinking and revolutionary companies like Zike are pushing the strong development of the Greenville area. In fact Men's Journal was so impressed that Greenville was named as a exampler of how to grow the right way in their annual best places to live in America list.

I'm willing to bet from the smiles on the faces of the kids that Greenville has a brand new hit company in town.
