Copper Mill Subdivision Entrance The Copper Mill Golf Community is an upscale subdivision located just off of Hwy 964 about a mile south of Hwy 64 in Zachary, LA. Zachary is proud to have the #1 rated public school system in the state. Although it is one of the fastest growing cities in Louisiana, Zachary maintains it's small town character. For the golfer, Copper Mill offers 18-holds of links style golf.

For the homeowner, Copper Mill offers stocked fishing, parks, walking trails, access to the clubhouse restaurant, sidewalks and a variety of architectural styles. It really is a very nice subdivision.

Home prices in Copper Mill started out in 2003 under $300K but have risen substantially. Today both the average and median prices are just shy of $500K. The following chart shows the growth of average home prices since 2003 when the first home sales occurred.

The chart shows not only the growth in home prices but one also can observe that, through February, there have been no home sales during 2008. The following chart illustrates the absorption rates as well as the inventory of homes as of 3/5/08.

If one looks at inventory levels based upon 2007 absorption rates there is nearly a two-year supply of homes. With no home sales so far in 2008, unless there is a large surge this spring the prospects worsen for home sellers in the subdivision. The good news for buyers who want to live in Copper Mill, the selection is broad and home sellers may be incented to bargain. Oak Alley Estates - Market Update

Ascension Real Estate - Oak Alley Estates Subdivision

Oak Alley Estates is a Kevin Nguyen development located at the intersection of Bluff Road and LA Hwy 74 in Geismar, LA. It consists of three phases of development totalling 165 home sites. Since 2003, a total of 81 new homes have sold. Of these homes, there has been a total of 11 home re-sold. As of this writing there were 9 new homes and 4 re-sale homes homes available. There have been no homes sold during 2008 although there are 2 pending sales. Oak Alley Estates, Geismar, LA
Oak Alley Estates, Geismar, LAThe average price of a new home has increased from about $236K to over $364K since the first home was sold in the subdivision.
Oak Alley Estates, Geismar, LAThe average price/sq.ft. of a new home has soared from under $105/sq.ft. in 2003 to nearly $135 in 2006 and 2007.
Oak Alley Estates, Geismar, LA2007 saw a rather significant drop in new home sales from 23 per year in 2005 and 2006 to only 16 in 2007. As was pointed out in the opening paragraph, there have been no homes sold in 2008. There could be many reasons for this among them are:

  • The dramatic rise in price/sq.ft. and the cost of a home
  • The current over supply of new homes over $350K in the parish.
  • The general tightening of credit both local and nationwide

    Keystone of Galvez - Developer Incentive

    Keystone of GalvezKevin Nguyen, the developer of the new Keystone of Galvez subdivision, is incenting builders to invest in the subdivision. He is offering a $10K discount on a single lot purchase for agreements submitted prior to March 30, 2008 and closed by April 30, 2008. Lot prices currently start at $54.9K so, with the discount, a builder could get started for $44.9K

    Fountain Hill Subdivision

    Fountain Hill is one of developer Kevin Nguyen's first Ascension Parish subdivisions. The entrance to Fountain Hill is impressive to understate the fact.

    Fountain Hill is situated just off of Bluff Road on the south side of I-10. It is comprised of 141 lots and current house prices start in the high $300's.     New home prices in Fountain Hill have seen a steady rise has the following chart illustrates. There was a pricing anomaly in 2005 which was attributable to Hurricane Katrina and saw prices of homes in the re-sale space exceed the average price of a new home in the subdivision. We also saw that average price fall back in 2006 and 2007. The current average is near what it was in 2005.
