Buying your first home does not have to be a difficult process. Planning and being armed with good information is a good start to this process being very smooth. However, there are ten areas that new homebuyers often make mistakes with. At best these mistakes could make the process more time-consuming. At worst these mistakes could cost the buyer problems in the future when trying to sell.
First time buyers commonly make at least one of the following mistakes:
Timing- Most first-time home buyers are usually renters. Don't sign a lease if you intend on buying a house before your lease period ends. If this may be difficult, you may inquire about a shorter lease, possibly a month to month lease.
Looking at Homes You Can't Afford- Home buying goals for first-time home buyers must be realistic to avoid this mistake. In understanding what you can afford, you must consider and factor in your debt. When you have been looking at homes you can't afford and start to finally come bsck to what you can afford in your price range, you may become disappointed.
Buying the Wrong Size Home- When purchasing your home you should ask yourself how long you plan on being there. As a smart buyer, you will want to plan for changes ahead.
Knowing Nothing about the Neighborhood You are Buying In- Don't fall in love with a home and want to buy it when the neighborhood is not right for you.
First House is Best- Don't jump on the first house you see. Look at and consider different options to make the best choice for you.
Buying Property that is Difficult to Sell- Put some thought into how you will sell the home before you even buy it.
Going Over Budget- Be careful not to over extend yourself.You will and should know better than anyone what makes sense for you and your budget.
Indecisive- You should take your time. After considering everything and you absolutely love a home you are looking at don't be afraid and indecisive about making an offer and moving forward.
Choosing The Wrong Mortgage- Take time to Educate your self in this area. Understand your options and what is best for you.
Underinsuring the Property-Think about not only the cost to rebuild your home, but also consider how much it would cost to replace your furniture, artwork, clothing, books, and all that is of value. You should add all of this to the cost to rebuild and insure this amount.
