The sky is not falling in Canyon Creek! This is a community that is holding its own even through the turbulence of the economy.

Why are the prices not falling drastically in this community? This master planned community is located in the RRISD and students enjoy excellent schools. Canyon Creek Elementary is located in the heart of the community and enjoys and exemplary status. Westwood High School is #78 in the nation and has an IB program. The 57 acre City of Austin Trail Head Park rests in the center of the community and is used for many community events. Canyon Creek Park sports 2 tennis courts, a Junior Olympia pool, a basketball court and playground. The community is conveniently located close to churches, shopping and main highways to major employers. Look at the statistics to see the trend over the last 3 years:

2006 ~~ 137 homes sold ~ 58 average days on market

There may be lower numbers of homes sold in Canyon Creek and they make take longer days to sell but there is only a 1.82% reduction in the sold price per square foot from 2007 to 2008 and the 2008 homes sold are getting 97.25% of their asking price! At the end of December 2008 I will add those homes that sell to revise the numbers. In making a home buying decision Canyon Creek looks like the community that makes good sense to make a purchase.

AUSTIN STILL OUTPACING RIVALS IN JOB CREATION!

Good news for Austin!

The U.S. Bureau of Labor Statistics released on 12/2/08 data that shows employment in the Austin-Round Rock region increased by 1.9% between October 2007 and October 2008 outpacing many of Austin's economic development competitors.

According to to the report the local region added in the 12 month period approximately 14,700 jobs. This brought the total employment total to roughly 781,000.

Check out other competitor's ratings:

San Jose, Calif. added 700 jobs for a 0.8% increase

Raleigh, N.C. added 8,800 jobs for a 1.7% increase

Nashville, Tenn. lost 2,200 jobs for a 0.3% decrease

Seattle, Wash. lost 1,900 jobs for a 0.1% decrease

Phoenix, Ariz. lost nearly 50,000 jobs for a 2.3% decrease

San Antonio, Texas added 17,900 jobs for a 2.9% increase

Memphis, Tenn. lost 10,800 jobs for a 1.7% decrease

Albany, N.Y. remained stagnant.

PEDERNALES ELECTRIC COOPERATIVE (PEC) ~ NO RATE INCREASE ~ GOOD NEWS

Due to a combination of factors the Lower Colorado River Authority (LCRA) did implement a half-cent increase per kilowatt-hour to its customers on Oct.25, 2008. LCRA gave a credit of $6million to PEC who uses LCRA as its wholesale provider. Therefore PEC was able to use the LCRA credit to defer passing on an increase to its customers. The LCRA gave PEC a refund after determining it had additional revenue after meeting its debt service coverage goal.
