Tamara Berke has got it all together! Her project and personal dream is now realized with the opening of Tutor Time; her child care learning center that opened this month on 10321 Boulder Lane in the Canyon Creek community. I took pictures of her facility early on in the building phase and wanted to give you the scoop now that it has opened.

What a taseteful setting she has created for kids enrolled. Her soft green paint color with white stone trimmed building is nestled on a wonderful lot. The landscaping is well designed and there is plenty of parking included.

Wait until you see the covered patios and Backyard Park, complete with different areas for plenty of fun activities!

There are classrooms for all ages and notice the clean wood furniture for easy care and natural homey feel. There are playrooms for different ages.

The "Village" is created for the kids to play grocery and have fun sorting and counting money, a Post Office, a Theater and so much to keep them entertained and learning at the same time!

The classrooms are first class and so well created. On March 7, 2009 mark your calendar she is hosting an open house from 1-4pm! Don't forget to check out this great addition to our neighborhood! There will be lots of fun things: the Zoo Man will be in attendance and a tractor train for riding on and plenty of tours to show you and your family and friends around!

ROLL OUT THE BARREL ~ WE ARE GOING TO HAVE SOME FUN!

Did you know that animals like to congregate at a salt lick? This phenomenon is what sparked Hisako and her late husband Thurman Roberts to come up with the name "Salt Lick" for their BBQ restaurant in Driftwood, Texas. If you are ever in or around Austin you must take the 30-40 minutes it takes to drive out in the country to see this bright spot in Texas! This is a Willie Nelson type atmosphere that everyone must experience at least once in a lifetime (or many times as it is fun)!! Out in the middle of nowhere Texans flock from every direction to eat the finger lickin' good BBQ.

They have police to direct traffic in and out to help control the crowds. It's a dry county (can you believe that?) so you have to policebring your own beer and wine (not exactly a mband artini place)!

There is always music with some form of a band crying a Texas song

The little one is sharing some music with her uncle! Life is good....sharing time making memories!

Our family likes to make at least a yearly treck for our BBQ fix to have fun and wear boots and think we are cowboys & cowgirls! It's a place for all ages and you don't have to sit still and mind your manners! Their ribs, sausage, brisket, potato salad, beans, coleslaw and warm bread is a treat probably better enjoyed only once a year (there are some that look like they have been back to the trough one too many times). Of course you have to lather the world famous secret recipe BBQ sauce over everything and top it off with pickled jalapenos, carrots and onions (which my son-in-law claims is his favorite part). Since it's a total pig out you have to try the peach and blackberry cobbler with vanilla ice cream!! We celebrated my husband Gene's birthday so we stuck a candle in the cobble to be festive!candle

Only in Texas in the wide open spaces could animals mosey in for some fun in the middle of nowhere!

BRINGING IT TOGETHER AT ZILKER PARK RESIDENCES

Imagine life on Austin's Central Park! Last night I went with my friend Roxane Watson to see where the Zilker Park Residences are actually going to be built at a special event presenting this extraordinary complex. There will be 40 urban residences in three distinct buildings plus the Zilker Park Hotel, a small boutique nestled along 540 fee of land adjoining Zilker Park, Barton Creek and Town Lake Trail.

That's Roxanne next to the sign! Roxanne is a sassy Marketing Rep for Alamo Title ( who some say looks like Sela Ward ~ some also say Anne Hathaway); and is in the know about town! She actually got me introduced to Active Rain (along with my son John).

In order to get a better visual fo the views from the 2nd and 3rd floor Elizabeth Buchanan cranked up the aerial access lift and elevated us up to check things out!

From the third story you can look over at the park to one side and the hiking trail and Town Lake from the other side! How cool is that!! The buildings are limited to 5 stories (roughly as tall as the cypress trees that line the water). This is truly an amazing thoughtfully designed project that is transforming "Old Austin" into the "So New Austin".

WHAT IS BEHIND THE FAUCET???

In today's news we are bombarded with negative...negative reporting concerning drastic sliding home prices and mortgages unable to be obtained by consumers. There appears to be no rays of hope ahead! It's hard to understand because in Austin we have steady job growth, lower builder starts ( a whole other issue) but a bustling economy.

According to Alamo Title in the month of January our listing inventory is down 32.12% compared to January of 2008. Taking the week of 1/18-1/24/09 there are 10,311 active listings as compared to 10,219 during the same week in 2008. That is only a .90% increase. The new average list price is up 2.36% compared to December of 2007. In December 2007 the average list price was $293,393. In December 2008 the price increased to $300,316. In January 2009 the pending properties are up 47.44% !

In November of 2008 I began my "drip campaign" explaining to my sellers and buyers Austin is not like the rest of the country. In December 2008 I continued to "drip" as the Austin Business Journal came out with a report released from Residential Strategies Inc. with Mark Sprague and Austin business partner quoting: "Despite the national recession, Austin clearly has one of the strongest local economic engines of any place in the United States. The strength in job growth means that the housing downturn has been less severe in Austin than in most other parts of the country, and its endurance means that Austin will be one of the first housing markets to turn around".

We have good job growth (even with the lay offs) and many buyers have been pent up in apartments waiting for lower interest rates and falling prices. The lower interest rates are here but the falling prices are lateral in scope and now buyers want to make a deal!

In January I continued to "drip" when the Austin Business Journal reported "Austin ranks 10th in the U.S. in job creation." There are many reporters, agents and politicians still touting: the sky is falling and our prices are sliding. What is behind the faucet? Well priced homes and homes stage right!! They are getting offers and going under contract!

The Canyon Creek Swim Team located in the NW Austin community of Canyon Creek is ready to kick off another swim season! The swim team is open to any Canyon Creek resident who is 5 years or older as of January 2009.

What I like is their philosophy that the team will be recreational, educational and FUN!! This is a great neighborhood swim team that does not take itself too seriously! Registration for the upcoming season will be Saturday, March 28th @ the pool in Canyon Creek. Registration forms will be available at the pool in early March or download additional information and the forms @ http://www.canyoncreek.net

The 6 week session will run from June 3rd to July 11th. The team will provide two options for practice times. Evening practices will be on Mondays and Wednesdays and morning practices on Tuesday and Thursday. Coach Don Crowley will return for this upcoming season. This is his 8th year coaching the Cyclones! Don is a faculty member of the University of Texas, Department of Kinesiology and Health Education.

This program is run by volunteers with the exception of the coaches and they do an incredible job!

My son started swimming at a local community swim team. He was an avid swimmer growing up and participated on the Westwood swim team and Texas Aquatics at UT. He received a swimming scholarship to Clemson University and even now competes in marathons and has 2 Iron Man competitions under his belt. You never know where your children's talents lie and this is a wonderful opportunity for your child to develop swim team skills, strengthen their swimming endurance, learn basic water rescue and experience the feeling of achievement! It's great for parents to have their children involved in a physical activity that is nurturing self-discipline and keeping them busy during summer vacation.
