No more Bami Syndrome for this girl, Oh, those darling little "Bambi's" they are devoring my garden.

We live in a large subdivision ( like in surrounded by homes) near Old Hickory Lake and the deer do roam, right into my back yard.

Our beautiful garden which surrived the 2010 Nashville Flood. May not survive those "dear deer" they have found us and they think they have an open invitation to our tomato plants. They must not like bell peppers or grapes, because they haven't touched them.

Our tomato plants on the outher hand they have discovered. They were loaded and we were just waiting for them to turn red and with so many blossoms we just knew we'd be in the tomatoes all Summer. We now have ONE (1) yes just one green tomato left and most of the blossums are gone.

But we shall survive, we just put up a 5 foot netted fence around our garden, we'll see if they break it down tonight. We have also added a motion light to go off. I really hope this works.

This is a great web site and educational tool to have at your disposal. It instantly calculates so many things; math, science, chemistry, physics, financial data, weather, nutrition, health, history, people, & etc.

You will need to put this in your favorites, but be careful sharing it with your non-college kids they may never learn to do their math!! But it does show how the calulation was done, so parents when your kids come to you for help and you don't know how to do it go to this site and have fun.

We've all seen the papers about so many foreclosures, HUD foreclosures, bank foreclosures, it is definitely unfortunate, but it's also an opportunity for BUYERS.

You also know the catch-22, the bank won't lend you the money to buy the house until the repairs are done

time to find a Buyers Representative with Rehabilitation Mortgage Experience that knows which lenders

There is a government insured program that has been around for years that is available to the homebuyers that intend to occupy the new home. Its an easy program nad of course you must be able to qualify for the loan as you would any other governament loan.

This program is available to anyone regardless of age, so if you are a senior and need to remodel for disabilites, this program can be used for a refinance.

Under this program you may finance up to $35,000 in improvements to the property, including but not limited to:

Repair or Replace: Windows and Doors - Roofs - Gutters - HVAC units - painting - waterproffing basements - septic or well - Purchase appliances, Remodel for persons with disabilities - weatherization - remodel kitchens - and many more...

You may purchase HUD forclosure homes including one that states it is uninsurable, provided the repairs qualify as eligible work items.

If you have been discouraged about purchasing a home that needs repairs, either by a real estate agent, lender or otherwise. STOP, don't listen, you can do it, yes it will mean a commitment from you to get your loan in order, with of course help from our team, there is additional effort and paperwork to be done, but isn't owning a home or your own at a great price worth it?

THDA - Tennessee Housing Development Agency has a plan that may help homeowner's.

According to a memorandum sent to All THDA Originating Agents on September 29,2008.

BEGIN QUOTE

"EFFECTIVE WEDNESDAY, OCTOBER 1, 2008, THDA WILL IMPLEMENT A NEW MORTGAGE CALLED GREAT SAVE. TO QUALIFY FOR THIS REFINANCE LOAN, THE MORTGAGE LOAN TO BE RE-FINANCED MUST BE AN ADJUSTABLE RATE MORTGAGE (ARM) LOAN MADE AFTER DECEMBER 31, 2001 AND BEFORE JANUARY 1, 2008, THAT, AS DETERMINED BY THDA, WOULD BE REASONABLY LIKELY TO CAUSE A FINANCIAL HARDSHIP TO THE BORROWER IF NOT RE-FINANCED ("QUALIFIED ADJUSTABLE RATE MORTGAGE LOAN"). This program will not save all Tennessee homeowners in trouble, but for a great number of people facing problems with their mortgage it may be the program that saves the day.

FOLLOW-UP October 7, 2008

Since I originally posted this blog (less than a week ago), I have had an enormous amount of phone calls and e-mails, after referring them to a lender that specializes in government loans, I have found that many are NOT qualified for various reasons.

This means to many, that they will need to sell their home before foreclosure. This is a very stressful and confusing time in someones life.
