Under this program you may finance up to $35,000 in improvements to the property, including but not limited to:

Repair or Replace: Windows and Doors - Roofs - Gutters - HVAC units - painting - waterproffing basements - septic or well - Purchase appliances, Remodel for persons with disabilities - weatherization - remodel kitchens - and many more...

You may purchase HUD forclosure homes including one that states it is uninsurable, provided the repairs qualify as eligible work items.

TENNESSEE HOMEOWNER'S - "GREAT SAVE"

THDA - Tennessee Housing Development Agency has a plan that may help homeowner's.

According to a memorandum sent to All THDA Originating Agents on September 29,2008.

BEGIN QUOTE

"EFFECTIVE WEDNESDAY, OCTOBER 1, 2008, THDA WILL IMPLEMENT A NEW MORTGAGE CALLED GREAT SAVE. TO QUALIFY FOR THIS REFINANCE LOAN, THE MORTGAGE LOAN TO BE RE-FINANCED MUST BE AN ADJUSTABLE RATE MORTGAGE (ARM) LOAN MADE AFTER DECEMBER 31, 2001 AND BEFORE JANUARY 1, 2008, THAT, AS DETERMINED BY THDA, WOULD BE REASONABLY LIKELY TO CAUSE A FINANCIAL HARDSHIP TO THE BORROWER IF NOT RE-FINANCED ("QUALIFIED ADJUSTABLE RATE MORTGAGE LOAN"). Since I originally posted this blog (less than a week ago), I have had an enormous amount of phone calls and e-mails, after referring them to a lender that specializes in government loans, I have found that many are NOT qualified for various reasons.

This means to many, that they will need to sell their home before foreclosure. This is a very stressful and confusing time in someones life.

ITS PUMPKIN TIME IN TENNESSEE

Pumpkin Time in Tennessee is always great fun and marks the beginning of fall colors.

You can find a Tennessee Pumpkin Patch

in almost every County in Tennessee.

Sumner County Farms has at least 7 that I know of.

The age old QUESTION, how do I pick a pumpkin that will last? Here are a few tips.

Look for a pumpkin that still has it stem and if possible is green and is firmly attached, preferably 1-2 inches long. If the stem is missing or brown it may already be beginning to break down.

Don't buy one that has soft spots, mold or warts, yes pumpkins get warts, they are caused by a virus it doesn't affect us or the fruit, it just won't last as long.

If you paint rather than carve, it will last much longer also.

If you are looking for a great way to spend quality time with the family an afternoon at one of the many Pumpkin Patches should be your destination.

They have a lot of unique outdoor fun and an atmosphere where families of all ages can relax and enjoy the great outdoors together. Some of the activities you can find at various Pumpkin Patches are Corn Mazes, Fall Festivals, hay Rides, Cow Trains, Barnyard Animals, Picnic Areas, Gift Shops, Petting Zoos, Playgrounds..

2. It's Affordable in Tennessee!

Among all of the negative news stories that crossed our desks last week, one news item actually was a "win" for one Tennessee city:

The cost of buying and maintaining a home is pretty reasonable if you live in certain Midwestern or Southern cities, according to Forbes magazine's new report.

To determine America's least expensive places to own a home, Forbes used data from the U.S. Census Bureau's 2008 American Community Survey, released Tuesday.

The survey reported the 2007 median monthly housing costs in the country's metro areas with a population over 65,000. Housing costs include monthly mortgage payments, real estate taxes, various insurances, utilities, fuels, mobile home costs and condominium fees.

Here are the top-10 cheapest cities to own a home:

1. Cleveland: $978 a month
2. Columbus, Ohio: $1,060 a month
3. Pittsburgh: $1,187 a month
4. San Antonio, Texas: $1,216 a month
5. Indianapolis: $1,232 a month
6. NASHVILLE: $1,256 A MONTH
7. New Orleans: $1,296 a month
8. St. Louis: $1,299 a month
9. Charlotte, N.C.: $1,336 a month
