Raise your hand if you are GLAD this Tax Credit is almost over!

As we approach the last weekend of the "Home Buyer Tax Credit" I for one am so glad that it is coming to an end. Personally, never one for the concept of redistributing wealth, or incentivizing behavior through the tax code (it's already too complicated in my opinion), I don't think that it has done what it was intended to do - and it may have caused more harm than good to the mentality of buyers.

1. Did the Tax Credit bring any buyers into the market that weren't already there? No! Emphatically No! Strict financial qualificaiton standards still acted as the gate keeper to the market and $8000, while a nice incentive is not enough to get someone to buy a home that wasn't already considering it. While the credit DID get some people to buy now rather than later, it didn't bring any new buyers to the market.

2. Did the Tax Credit help anyone qualify for a loan that wouldn't have? Tough to say, there may have been some gift funds given that may eventually be repaid under the table with the tax refund...but that isn't supposed to happen.

3. Did we have a sudden change in the American Dream? Home ownership has traditionally been a major component of the American Dream. The crash of the housing market, the high numbers of people who have been financially devastated through short sale and foreclosures - is it possible that for many, the lower stress of renting seems more comfortable? A matter of opinion to be sure, but I think it's STILL important to many.

4. Once you start - can you ever stop? This is really my big problem with the Tax Credit. We NEVER had one before (ok, there IS the mortgage interest deduction) and people still bought homes because home ownership was important to them (see #3 above). Will Tax Credits go the way of automobile sale REBATE programs? It has become a part of the buyer's psychology for the past year...and there is a risk of people now waiting for it to be extended (they did it once already), or, if it does exprie to come back.

Let the market work the way it should. Supply and Demand - Affordability and Interest Rates - It's the ECONOMY Stupid. Markets go through cycles because it is impossible to level supply and demand in relation to the economy. That's just the way it works. Frankly, that is how many people have actually made MONEY in the real estate market over the past 200 years. Get the tax code out of the way and let the market normalize on its own.
