Greater Phoenix Arizona Freeways - Randy Hooker

  1. Southbound Loop 101 (Pima Freeway) closed between Frank Lloyd Wright Boulevard and Raintree Drive from 10 p.m. Friday to 8 p.m. Saturday (February 21) for overhead message sign installation.
  2. Southbound Loop 101 also closed at Via De Ventura from 9 p.m. Saturday to 5 a.m. Monday (February 23) for message sign installation. DETOUR: Traffic will use frontage road between Frank Lloyd Wright Boulevard and Raintree Drive. Traffic will detour along the off- and on-ramps during closure at Via De Ventura.
  3. Northbound Loop 101 (Price Freeway) narrowed to one lane between Baseline Road and Southern Avenue from 4 a.m. to 10 p.m. Saturday (February 21) and from 4 a.m. to 6 p.m. Sunday (February 22) for HOV lane construction. DETOUR: Consider alternate routes or allow extra travel time in the area.
  4. Northbound I-17 closed between Union Hills Drive and Pinnacle Peak Road from 10 p.m. Saturday to 9 a.m. Sunday (February 22) for freeway widening work. Loop 101 ramps to northbound I-17 will remain open. DETOUR: Northbound I-17 traffic will detour to 19th Avenue and re-enter the freeway via Pinnacle Peak Road. Allow extra travel time and consider alternate routes during overnight closure.
  5. Westbound I-10 closed between 7th Street and 7th Avenue from 11 p.m. Saturday to 9 a.m. Sunday (February 22) for tunnel maintenance. Ramps from southbound SR 51 and westbound Loop 202 to westbound I-10 also closed. Westbound I-10 on-ramp at 16th Street closed. DETOUR: Westbound I-10 traffic will exit at 7th Street and use McDowell Road to 7th Avenue. Westbound I-10 traffic also can use northbound I-17 as alternate route.
  6. Westbound US 60 (Superstition Freeway) right lane closed between McClintock Drive and Rural Road and Loop 101 ramps to westbound US 60 closed from 11 p.m. Friday to 5 a.m. Monday (February 23) for freeway widening work. Westbound US 60 off-ramp at Rural Road also closed. DETOUR: Use alternate routes, including local streets, while Loop 101 ramps to westbound US 60 are closed. Please slow down in work zone.
  7. Westbound I-10 narrowed to one lane near Dysart Road from 11:30 p.m. Friday to 9:30 a.m. Saturday (February 21) for freeway widening work. DETOUR: Please slow down and be prepared to merge safely in work zone.
  8. Southbound I-17 narrowed to one lane overnight between Rose Garden Lane and Union Hills Drive from 10 p.m. Sunday to 5 a.m. Monday (February 23) for freeway widening work.

NO Mortgage 'CRAM DOWN' Relief for Real Estate Agents / Self Employed?!?!

I've been reading a lot lately about the possibility of new bankruptcy laws that would allow judges to adjust mortgage loan terms when a person files for Chapter 13 Bankruptcy. President Obama seems to be in favor of offering such 'Cram Down' power to bankruptcy judges.

Chapter 13 bankruptcy is often called "The Wage Earner's Bankruptcy" because a consistent, regular source of income must be available for repayment of debt ~~ and therein lies the rub!

What if you don't have a consistent, regular source of income?

I have no desire to debate the merits of 'Cram Down' power being given to judges. What I'm interested in is the issue of judicial 'Cram Down' relief being available to salaried or hourly individuals but NOT being available to those of us whose income is based on commissions and is at the very least irregular if not completely unpredictable!

It appears that it's very difficult for a commissioned person, such as a real estate agent, to be approved for Chapter 13 Bankruptcy. I don't know about you but I know quite a few agents who've had a rough couple of years.

So based on current law, my understanding is that 'Cram Downs' for us or the millions of other straight commissioned Americans will be impossible.

I'm not trying to throw my hat into the "Where's-My-Bailout?!" ring. And I'm definitely not wanting to debate the merits or dangers of anyone being allowed to obtain relief from a no-longer-affordable mortgage payment, but...

Shouldn't ALL of us ~ regardless of whether we draw a salary, work by the hour or are straight commission ~ have equal opportunities to judicial 'Cram Down' relief?

OMG! I've been active (okay, obsessive) with ActiveRain only since January 11th, and I've already been "tagged!?!?" Chris Ann, that's almost cruel! LOL But oh well, here goes...

Papillon

1. My favorite movie, starring Steve McQueen & Dustin Hoffman, is Papillon.

2. I have two tattoos, one butterfly and one Native American dreamcatcher with eagle feathers.

3. My favorite wine is Pinot Noir, but I'm forever on a hunt for the perfect margarita!

4. I married my wife (30years ago) in Las Vegas. We basically eloped, and only my wife's mother and father accompanied us. My father-in-law booked the hotel rooms for us, which ended up being adjoining and having twin beds. All he wanted to know was how long we were going to be, because he had tickets for us to see a Wayne Newton show in 2 hours!

5. I love thunderstorms and rain. Not real keen on tornadoes, since I've witnessed and survived more of them than I care to recall.

6. I'm in love with the Garden Island of Kauai, Hawaii. She stole my heart, and I will never be the same.

7. I like to drink coffee from china coffee cups, not pottery. I hate those big fat coffee mugs!

8. I am a night owl, big time! In fact, I think it should be against the law to do any kind of work (or thinking) before 10 am. From 10 pm to 2 am is usually when I get my second wind and enjoy my most relaxed, creative times.

9. I had a recurring nightmare (as a child) that I was being chased by a truck in my own front yard. I could never get away, but I always managed to avoid being run over. 25 years later, I discovered that my younger brother had the exact same recurring nightmare.Debbie Boone

18. I can sense control freaks 10 miles away, am too much of a rebel to accommodate them, and actually get a kick out of keeping them off balance. (Sick, huh.)

19. I once sang with Debbie Boone at one of her shows in Las Vegas. (And no, I wasn't drunk!)

20. My first car was a 1965 Mustang GT. Man I loved that car! It was totaled when a truck rear-ended me while I was sitting at a stop light.Shania

No major closures are scheduled this weekend due mainly to the NBA All-Star game.

Drivers should be aware of overnight restrictions on US 60 Sunday night:

  • Westbound US 60 (Superstition Freeway) narrowed to two lanes between McClintock Drive and Mill Avenue ~ 9 p.m. Sunday to 5 a.m. Monday

  • Northbound 7th Street closed at Interstate 17 overnight ~ 8 p.m. Sunday to 5 a.m. Monday
